The "2021 Ningbo Urban Residents Residence Satisfaction Survey" jointly carried out by Ningbo Evening News and the Ningbo Branch of the Middle Finger Research Institute, a professional real estate market research institute, the final results are released today!
The survey lasted for one month, and was carried out through a combination of online and offline methods, and more than 7,000 valid questionnaires were recovered.
Among them, the proportion of male and female respondents is close to the same, accounting for almost half of each; the surveyed customer groups are mainly post-80s and post-90s, accounting for nearly 70%.
From the perspective of the respondents' family structure, second-generation households accounted for 81%, that is, a couple and a child were the mainstay; followed by one-generation housing, accounting for 12%; and the three-generation composite family accounted for 7%. From the perspective of the living area of the respondents, 91-120㎡ accounted for the highest proportion, followed by 71-90㎡.

Five-dimensional conclusion
We sorted out the residential satisfaction of Ningbo urban residents in 2021 from five dimensions (Note: "Satisfaction" is based on the five-level Liket scale evaluation system, and the score is converted through formula calculation, which is different from the "satisfaction rate". ）
Overall, the residential satisfaction score of Ningbo urban residents in 2021 is 60.7 points - according to the Middle Finger Academy, this score is at the upper middle level in similar cities in China, that is, the resident satisfaction of Ningbo people is still relatively high.
But the survey also shows that -
1. In the past year, more than half of the respondents have complained.
Those who expressed dissatisfaction or were very dissatisfied with the handling of complaints by housing enterprises accounted for about 23%.
2. For the developer's service, everyone's satisfaction when buying a house is significantly higher than that after signing the contract and when receiving the house.

The survey results show that the satisfaction score of the apartment design is 72.3 points, while the satisfaction score of the house decoration design has dropped to 69.4 points.
It is particularly worth mentioning that the satisfaction of the post-90s with the apartment design and decoration design is significantly lower than that of the post-60s or post-50s. This shows on one side that the style of the Yong housing enterprise in the design of the apartment and the decoration design is relatively traditional, and it is also necessary to keep up with the individual needs of young people.
4. Housing quality, decoration quality, community public works quality, follow-up maintenance services, satisfaction scores do not exceed 70 points.
In recent years, many developers have pursued a high turnover model, and the quality of houses and the decoration quality of hardcover houses have been criticized. I hope that after the baptism of 2021, the Ningbo property market can have more high-quality real estate in the future!
5. Everyone's satisfaction with the property services of the community is higher than the quality problem.
In this survey, the satisfaction scores of residential property services, safety management, cleanliness and hygiene, green maintenance, and maintenance of public facilities are all above 70 points.
However, for the vehicle management of their own communities, many respondents expressed dissatisfaction, which is worth the attention of property companies.

When asked whether they would buy or recommend which developer to develop to friends and family, the five most selected real estate companies were: Greentown China, Rongan, Vanke, Longhu Group, and Youngor.
When asked what "high-quality" housing enterprises are in mind, the 5 housing companies that have been selected the most are: Jiangshan Wanli, Greentown China, Rong'an, Vanke, and Youngor.
The housing enterprises with low satisfaction include Hengwei, Zhongliang, Zhongnan, Greenland, Hong Kong China Travel Service, etc.
