Recently, the Nansha Planning and Self-Administration Bureau has compiled the 121st batch of land acquisition compensation and resettlement plans for urban construction land and old-age security plans for land-expropriated farmers in Nansha District, Guangzhou City in 2023.

The scope of expropriation, the area of expropriation and the status of the land

It is planned to expropriate 0.2825 hectares of collective land under Sansha Cooperative Economic Cooperative, Tung Chung Town, Nansha District, Guangzhou City, and 0.4460 hectares of collective land under Sansha Village Cooperative Economic Cooperative, Tung Chung Town, with a total area of 0.7285 hectares. According to the survey of the current situation of the land to be expropriated, the scope of land acquisition involves 0.0667 hectares of agricultural land (including 0.0627 hectares of cultivated land) and 0.6618 hectares of construction land.

According to the relevant rules of land use for approval, the above-mentioned land acquisition land is 0.1742 hectares of agricultural land (including 0.1640 hectares of cultivated land) and 0.5543 hectares of construction land. Do not occupy permanent basic farmland.

Expropriation of land use and purpose

The construction of transportation infrastructure organized and implemented by the government requires land acquisition, and the planned use is transportation land.

Compensation Standards

(1) Land compensation and resettlement subsidy standards:

If the house is involved in demolition, compensation and resettlement shall be carried out in accordance with the standards stipulated by the People's Government of Nansha District, Guangzhou City.

(2) Compensation standards for seedlings and above-ground attachments:

Other compensation expenses such as compensation for seedlings and above-ground attachments within the scope of land acquisition shall be compensated in accordance with relevant government regulations.

Placement modalities and social security

(1) Monetary placement.

The required costs are included in the land compensation and resettlement fee.

(2) Resettlement of reserved land.

The reserved land shall be calculated and arranged to the collective of the land-expropriated village according to 10% of the expropriated land area, and the reserved land shall be cashed in the form of on-site land reservation.

(3) Social security placement expenses.

The approved land acquisition project involves a total of 317,100 yuan of old-age security funds for land-expropriated farmers, which is calculated at 11% of the average price of 263,000 yuan/mu per mu of land-expropriated agricultural areas in our district

Compensation registration deadline and objection feedback channels

(1) The period for compensation registration.

The owner, user and relevant rights holder of the expropriated land shall, within 30 days from the date of the announcement, go through the registration formalities for land requisition compensation with the relevant materials and identity materials of the real estate ownership certificate such as the collective land ownership certificate, the collective land use right certificate, and the collective land contract contract. If the registration procedures for land requisition compensation are not completed as scheduled, the compensation content shall be subject to the results of the investigation of the local town street. After the issuance of the "Pre-announcement on Land Expropriation", the crops or buildings (structures) that are rushed to be planted by land-expropriated units and individuals are not included in the scope of compensation.

(2) Channels for feedback on objections.

If the members of the land-expropriated rural collective economic organizations believe that the compensation and resettlement plan does not comply with the provisions of laws and regulations, please give feedback to our district within 30 days from the date of this announcement with the land ownership certificate and written signature.
