Rent get, rent well Shanghai this year to build and raise 173,000 sets (rooms) of affordable rental housing

The reporter learned from the sixth session of the 15th Shanghai Municipal People's Congress held on January 20 that according to the work report of the Shanghai Municipal Government, Shanghai will build and raise 173,000 sets (rooms) of affordable rental housing this year to promote the stable and healthy development of the real estate market.

According to the report, in 2021, Shanghai will complete the transformation of 901,000 square meters of secondary old houses in the central urban area, complete the transformation of 13 urban villages, build and raise 67,000 sets (rooms) of affordable rental housing, formulate and implement regulatory policies such as "Shanghai Ten Articles" and "Shanghai Seven Articles", and maintain a stable and healthy development of the real estate market. 1579 elevators were installed for multi-storey residential buildings, and the coverage rate of elevator smart supervision exceeded 97%.

The report shows that Shanghai will further improve the quality of living for citizens this year. Adhere to the combination of retention, reform and demolition, focus on retention and protection, deepen urban organic renewal, complete the transformation of secondary old houses below the central urban area, and implement the renovation of 10 million square meters of old housing.

According to the plan, during the "14th Five-Year Plan" period, Shanghai plans to build and raise 470,000 sets (rooms) of affordable rental housing, and the cumulative construction will raise more than 600,000 units (rooms). According to the newly released "Shanghai Affordable Rental Housing Rental Management Measures (Trial)", the rental price of affordable rental housing supplied to the society should be less than 90% of the rent of rental housing in the same quality market in the same lot, and the annual increase should not exceed 5% when the subsequent price adjustment is made. Shanghai will adopt various measures to allow new citizens, young people, talents of all kinds and urban basic public service groups to "rent, rent close, afford, rent steadily, and rent well".
