In 1985, the university road community was renovated

On an ordinary weekday in July, when I walked into Wang Heming's office at the headquarters of Guangyu Group, I could see a large painting table placed in the middle and more than one person long, with felt on the table and various calligraphy and painting brushes and inks.

Since handing over Guangyu Group to his son Wang Yilei in 2012, Wang Heming is now the president of the Hangzhou Real Estate Industry Association and the honorary chairman of Guangyu Group. In addition to work, Wang Heming's daily life also has more calligraphy and painting.

This interview with Wang Heming is not only because he is the president of the Municipal Housing Association, but also a veteran figure in the real estate industry in Hangzhou.

From entering the Shangcheng District Real Estate Development Company in the 1980s to the establishment of Guangyu Group, it has experienced the transformation of the old city, the enlightenment of the marketization of commercial housing, the industrialization of real estate, the period of real estate regulation and control, and then to the transformation period of today's real estate industry, it can be said that Wang Heming has participated in and witnessed the marketization of commercial housing in Hangzhou for more than 30 years.

On the occasion of our special report on "Hangzhou Beautiful Habitat", as a senior elder in the real estate industry, Wang Heming told us about the changes in Hangzhou Habitat in his eyes over the years.

The earliest "Old Eighteen"

The oldest batch of housing enterprises in Hangzhou, many of which were formerly affiliated with the Provincial and Municipal Construction Office, have the main responsibility to demolish and rebuild dangerous houses. In the 1980s, the municipal governments at all levels and housing management departments set up housing management companies, a total of 18, they can be regarded as the earliest participants in the beginning of the marketization of real estate in Hangzhou.

Like Hangzhou Real Estate Development Group Co., Ltd., which is now Hangzhou Real Estate, it was founded as early as 1976, formerly known as Hangzhou Municipal Unified Construction Office, and changed to Hangzhou Housing Construction and Development Company in 1981. In August 1996, Hangzhou Housing Construction and Development Group was approved to be established. After the restructuring in 2005, it is the Hangzhou real estate that people are familiar with now.

Guangyu, on the other hand, was first a housing construction and development company affiliated with The Upper City. In 1984, after the large-scale transformation of the old city in Hangzhou, the newly established Shangcheng District Housing Construction and Development Company invested in the first old city renovation project - Daxue Road Community.

In 1989, Wang Heming, then director of the Planning and Economic Commission of Hangzhou Shangcheng District and just turned 40, entered the Shangcheng District Housing Construction and Development Company as general manager. In 2000, Guangyu Group completed the restructuring. In 2007, it was listed on the Shenzhen Small and Medium-sized Board, becoming the first private real estate enterprise listed on the domestic A-share market.

Before 1992, Hangzhou's property market basically belonged to the "public housing era", and the "old eighteen" state-owned housing enterprises undertook a large number of urban development and construction tasks.

In 1992, Sino-foreign joint ventures were allowed, and a number of villas and high-end apartments built by foreign-related housing enterprises appeared, which opened the prelude to the commercialization of real estate in Hangzhou, a number of old state-owned housing enterprises began to reform, and a number of excellent private housing enterprises came to the forefront.

With the launch of the housing system reform in 1998, the real estate industry ushered in an inflection point in development. After 2000, more and more housing enterprises entered the listing track, the real estate market ushered in the era of capital competition, the Hangzhou market is not a monolith, limited to the participation of local housing enterprises, more and more "foreign" housing enterprises rushed in.

Today, some of the "old eighteen" state-owned housing enterprises have faded out of people's sight, and are still active in the market, in addition to Hangfang, Guangyu, and today's Songdu Group (former Jianggan District Housing Construction and Development Company), Xifang (formerly Xihu District Housing Construction and Development Corporation), Everyone Real Estate (former Hangzhou Urban Construction and Development Group) and so on.

Interestingly, binjiang group familiar to Hangzhou people, in June 1992 by Jianggan District established Hangzhou Binjiang Housing Construction and Development Company, although the earliest is also a state-owned housing enterprise, but because of the late establishment, it is not in the "old eighteen".

The initial problem was "relocation"

Wang Heming, who joined Guangyu in 1989, is the company's third general manager. Like other state-owned housing enterprises at that time, one of the main tasks of Guangyu was the transformation of the old city, especially the upper city area to which Guangyu belonged was the old city, not only could not get out the new land, but the task of transforming the old city was also quite arduous.

Starting from the Daxue Road community, Guanyintang Community, Qianye Lane Community, Huazang Temple Lane Community... Along the way, Guangyu's residential construction completed through the transformation of the old city has reached more than 1 million square meters.

"In the land development in the 1990s, basically demolition, planning and design were completed by housing enterprises. Guangyu in Shangcheng District, mainly in the old city, undeveloped new land can not be taken out, relocation has become a major problem for us. Taking a sip of tea, Wang Heming's thoughts also drifted away with the aroma of tea, "At that time, our company even had a demolition office, and we were most afraid of encountering nail households." I still remember a big sister with a mat and a toilet, staying in my office for half a month. ”

Perhaps it is precisely because new projects in Shangcheng District are difficult to develop, after 1992, Guangyu opened a "going out" development model.

In 1992, the second year after the establishment of binjiang high-tech industrial development zone, Guangyu cooperated with foreign capital to win the residential development land of Zhijiang Garden in Binjiang District, becoming the first villa project developed across the river. At the same time as Zhijiang Garden, the more well-known foreign-related projects also included Zhongshan Garden and Dream Lake Villa.

"Cooperation with foreign capital is to introduce some advanced concepts of human settlements." Mr. Wang's example is Jinlong Garden on Qingtai Street, which was also the first high-rise residence in Hangzhou created by Guangyu and Hong Kong-funded cooperation in 1992.

However, new things are not so easy to accept. In the multi-storey era of 4-6 floors, the emergence of the first high-rise residential buildings turned out to be "unable to sell", but this did not affect Guangyu from becoming the earliest group of pathfinders in hangzhou's habitat construction.

The big waves of sand began to see gold. It is also adhering to the spirit of continuous development and steady development that Guangyu can establish its own world under the market tide of the past thirty years.

The future belongs to "pastoral" and "boutique"

Although he resigned as chairman of Guangyu Group, Wang Heming, who is nearly seventy years old, has not left the real estate industry. In his view, the future development trend of the real estate industry is to enter the suburbs to do pastoral and small towns, and the other is to do fine products, such as the combination of medical and nursing health communities.

The big health industry is the focus of his current "second entrepreneurship".

"In my opinion, 'Good Habitat' is about meeting the different needs of people of different ages. Like young people who have just married, they should be equipped with kindergartens. Older people value the resources of school districts such as elementary and middle schools. For the elderly, it is necessary to serve the old-age life of the healthy elderly, not only the follow-up of the old-age facilities, but also to promote cultural old-age care. ”

Referring to Guangyu's actions in the field of great health over the years, Wang Heming counted a lot in one breath: "Taking Guangyu Annuo, a subsidiary of Guangyu, as an example, so far, we have been able to provide more than 200 varieties of home care products and housing facilities and equipment, and customers cover developers, hospitals, pension institutions and families. From the overall shower room decoration of the hospital to the small kitchen equipment, non-slip floor tiles or handles of a family, Guangyu Annuo can provide services. In the past two years alone, in order to develop the cause of great health, Wang Heming has visited Japan no less than ten times and successfully held hands with Panasonic.

In March this year, Guangyu Annuo "health, pension and living space" city exhibition hall has been opened, the business area of nearly 1,000 square meters, the first floor exhibition hall shows all kinds of home care products and daily necessities, from wheelchairs, stretchers, small to shoes, clothes, knee pads, etc., a variety of rich, most of them are imported from Japan, taking into account all aspects of the lives of the elderly.

The second floor is a presentation of a full set of Panasonic housing products, with four physical living space models, namely the theme of youth, the theme of family, the theme of high-end and the theme of adapting to the elderly.

Wang Heming said that the next step he wants to do is to set up a pension training school, cooperate with Japanese institutions and Hangzhou colleges and universities, and specially train deans or middle-level managers with professional management capabilities for pension institutions to carry out management output.

At the same time, he also wants to do more on how to build a "healthy home", strengthen cooperation with relevant pension institutions in Japan, learn from and introduce foreign experience in the training of pension service talents, the development of elderly welfare supplies, and the management of pension institutions, so as to play a little residual heat for promoting China's pension cause.

Wang Heming, who is full of silver wire, chose to retire, but his "retirement life" is still closely related to the real estate industry, and he continues to make efforts to promote the optimization of human settlements, which may be the love and responsibility of a person with more than 30 years of real estate experience, and also represents the group portrait of many founders of local real estate enterprises in Hangzhou.
