Recently, an industrial land in Xuzhuang High-tech Zone, where the former Nanjing Tuniu Technology Co., Ltd. is located, will be adjusted to a mixed commercial and office land, and a new commercial and office complex will be built, and another inefficient land in Nanjing will be redeveloped.

Since 2016, Nanjing Dihao Technology Co., Ltd. has obtained a real estate property certificate by way of transfer, with a land area of 19,982.64 square meters.

There is one 5-storey building in the plot with a total construction area of 26,739.48 square meters, which was originally leased to Nanjing Tuniu Technology Co., Ltd., and the building is currently vacant and is planned to be included in the 2024 Nanjing low-efficiency land redevelopment plan.

Nowadays, in order to further promote the redevelopment of inefficient land in Xuzhuang High-tech Zone, Xuanwu District, improve supporting facilities and service functions, and promote the intensive and economical utilization of land resources, the Nanjing Municipal Planning and Natural Resources Bureau, together with the Xuanwu District People's Government, has carried out the revision of the planning and management unit plan of the "Nanjing Xuanwu Software Park Unit Regulatory Detailed Plan" NJDBd011-03.

The NJDBd011-03 planning and management unit plan is located in Xuzhuang High-tech Zone, Xuanwu District, with a land area of about 49.89 hectares bounded by Donglai Road in the east, Ring Road in the west, Ziqi Road in the south, and Suning Avenue in the north.

The proposed modified plot is bounded by Suning Avenue in the north, Ziqi Road in the south, planned branch road in the west, and Suyuan Road in the east, close to Exit 1 of Xuzhuang Suning Headquarters Station of Metro Line 4.

It is proposed to adjust the nature of the planned land of NJDBd011-03-011 from scientific research and design land (B29a) to commercial and office mixed land (Bb).

The floor area ratio was adjusted from ≤1.35 to ≤2.0, the building density was adjusted from ≤32% to ≤55%, the green space rate was adjusted from ≥35% to ≥25%, the building height remained unchanged, the entrance and exit directions were adjusted from E, N to E, N, W, and the plot could be equipped with office buildings with 20%-30% of the above-ground construction area, and the rest was commercial.
