Yunnan Huiao Real Estate Company and Yunnan Huili Real Estate Company, the project companies of the A6 and A12 plots of Caiyun City, carried out a change of equity in January this year, and Orient Asset became the actual controller and invested in the development of the two plots. Originally, because many of Oriental Asset's projects in Kunming in the past two years were entrusted to Longfor to build, the outside world initially speculated that the two plots of Caiyun City would also be built by Longfor, but the final construction party was managed by Greentown.

And last month, another project of Junfa, the follow-up plot of Yitianfeng, that is, the second phase of Kunfang's old reform, has been determined to be built by CCCC management. CCCC Management is the platform responsible for the agency construction business of CCCC Real Estate, while Greentown Management is the agency construction platform of Greentown.

Also last month, Junfa announced that it had reached an agreement with CITIC Financial Assets and CITIC Urban Development to cooperate in the development of the Hainan Nanyanwan project. CITIC Urban Development is a real estate development platform under CITIC Group, which also has an agency construction business. Hainan Nanyan Bay should also be built by CITIC City Development.

In addition, Junfa has reached a debt restructuring agreement with Cinda Assets last year, and it is reported that the remaining plots of Caiyun Bay will be developed by Cinda Assets, and the specific development will be carried out by Cinda Real Estate, a company under Cinda Assets that is responsible for the construction business.

At the beginning of last year, Junfa Future City was taken over by Ping An Real Estate for development, and later the project was entrusted by Ping An Real Estate to Gemdale Management for construction. At the end of last year, Junfa Future City changed its name to Gemdale School Masterpiece and restarted sales.

Up to now, the domestic construction companies that have been identified or have a high probability of participating in the construction of the original Junfa project include Longfor Longzhizao, Gemdale Management, Greentown Management, CCCC Management, Cinda Real Estate and CITIC Urban Development, and half of the top ten domestic real estate construction companies have joined the ranks of the Junfa projects and plots.

Last year, China Real Estate News and other institutions released the top 10 brands of China's real estate agency construction enterprises in 2023, and Greentown Management ranked first, and Gemdale Management, Longfor Longzhi Manufacturing, Cinda Real Estate, and CCCC Management were among them. Among the top 10 agent construction, Henan Zhongyuan Construction Industry, which ranks second, is mainly concentrated in Henan and other places, and the rest is developing nationwide. If Zhongyuan Construction is not included, only CIFI, China Resources, Vanke and Poly have not yet joined the team of the top ten domestic construction companies.

Junfa himself is a senior developer, for many years in the Yunnan real estate hegemony, strong development capabilities, if not for the problem of funds, Junfa itself could have developed the construction business, but now Junfa not only can not get a share of the growing construction market, but its own projects and land have to be built by other real estate companies.

The main task of the development team of Junfa Group is to ensure the delivery of projects under construction. After the debt restructuring of new plots and new projects, Junfa can only sit idly by and watch other real estate companies build houses.
