The project is located on naturally flat ground near Bass Strait, surrounded by the rugged landscape of the Mornington Peninsula, with solid architecture blended amidst rolling sand dunes and wild nature. The design team drew inspiration from the eroded landforms of the coastline for geometry and material selection.

The client requested an architectural landmark that would attract customers and provide accommodation for new and existing customers, while delivering significant social, economic and environmental benefits to the area. RACV offers world-class 120 rooms, a gymnasium, a luxury spa, restaurants, a golf club and a golf course. The design proposes an elegant and feature-rich solution that meets the needs of large-scale meetings and events that were previously lacking in the region.

From a distance, the building is a monolith, blending into the landscape that has been eroded by the sea breeze over time. The upper level of the building is a curved corten steel mesh grille that reminds us of the uneven sea cliffs, followed by a solid building base, handcrafted from local stone, representing the project's focus on craftsmanship.

Part of the ground is underground, which reduces the size of the building and does not affect the surrounding residences. The geometry itself has a sense of perspective, which extends into the shape of three leaves, hiding the full scale of the building.

The layout of the interior results in an impressive series of public and private spaces facing the main landscape. Above-ground recreational, golf and coffee facilities lead directly to the outdoor relaxation area, while the 25-metre indoor swimming pool, sauna, gymnasium, luxurious spa with treatment rooms and sunken tubs cater to the needs of both regular and private members.

The landscape-reflecting structural glass wall sits above the entrance level, creating a visual break between a solid base and a large area of curved corten steel. Receded from a giant cantilevered terrace that surrounds it, this level is equipped with meeting facilities, a restaurant, a lounge and a large number of upper level rooms that take advantage of the panoramic views.
