Tianshui Urban District relevant regional control detailed planning adjustment plan (seventh batch) publicity

  On July 23, 2021, the Tianshui Municipal Bureau of Natural Resources issued a public announcement on the detailed planning adjustment plan (seventh batch) for the control of relevant areas in Tianshui City, in which the land planning of 16 parcels along the Weibin North Road in Tianshui City's Maiji District was adjusted in detail. The details are as follows:

  Adjustment Description of Lot 1:

  Plot 1 is located in Nuanhe Bay, Qinzhou District, west of Lianhuo Expressway, south of Jiajiasi Village, with a scale of 4.21 hectares. The planning adjustment is based on the "Detailed Control Plan for the Group of West Ten Mile and Nuanhe Bay in Tianshui City".

  This time, it is proposed to adjust the original planning from Class II residential land to commercial land.

  Adjustment Instructions for Lot 2:

  Plot No. 2 is located in Nuanhewan, Qinzhou District, on the east side of SoapJiao Road, in the south of Menjiahe Village, and in the north of Xinzhuang Village, with a scale of 2.48 hectares, and the planning adjustment is based on the "Detailed Control Plan for the Group of West Ten Miles and Nuanhe bay in Tianshui City".

  This time, it is proposed to merge some residential land and part of the agricultural and forestry land in the original plan into commercial land, and add a north-south urban branch road on the west side of the plot. The land use planning does not involve basic farmland.

  Adjustment Instructions for Lot 3:

  Lot 3 is located on the north side of Xihuang Avenue and the east side of Shuijiagou. The scale is 18.6 hectares, and the planning adjustment is based on the "Detailed Control Plan for the Southern Area of Chengji New Town in Tianshui City".

  This time, it is proposed to adjust the 01-08 commercial land in the original plan to Class II residential land; the 01-10-01 industrial land to Class II residential land, commercial land and park green land, and add a north-south urban branch road in the area.

  Adjustment Instructions for Lot 4:

  Lot 4 is an adjustment of the planned fire road station in the Dongke River Valley, including two areas in the south and north, the north area is located east of Dongke Avenue and south of the Great Wall Juice Factory, with a scale of 0.67 hectares; the southern area is located east of Dongke Avenue and south of Bahuai Village, with a scale of 1 hectare. The planning adjustment is based on the "Detailed Control Plan for the Dongke River Valley in Tianshui City" and the newly revised "Detailed Control Plan for the Dongke River Valley Area in Maiji District, Tianshui City".

  Considering that the distance between the two fire fighting sites in the original planned central and northern areas is relatively close, only 800 meters, this adjustment optimizes its layout, and it is planned to integrate the two fire lands and adjust the location to the east of Dongke Avenue. The area south of the Great Wall Juice Factory. The original land was adjusted to industrial land and commercial land respectively.

  It is proposed to adjust the boundaries of the administrative office land and fire fighting land originally planned in the southern area. Expand the planning of fire fighting land from 0.4 hectares to 1 hectare.

The planning adjustment is based on the "Detailed Control Plan for the Group of West Ten Mile and Nuanhe Bay in Tianshui City".

  This time, it is proposed to split the residential land of the xs-04-08 plot in the original plan into xs-04-08-01 and xs-04-08-02 according to the ownership of the land, the nature of the land use will not change, and the plot volume ratio of xs-04-08 -02 will be adjusted from no more than 2.0 to no more than 3.3, and the building height limit will be adjusted from 30 meters to 60 meters.

  Adjustment Notes for Lot 6:

  Lot 6 is located north of Xihuang Avenue and on the east side of Dongxing Road. The scale is 1.37 hectares. The planning adjustment is based on the "Detailed Control Plan on Both Sides of Xihuang Avenue in Tianshui City".

  This time, it is proposed to adjust the primary and secondary school land of the sm-04-12 plot in the original plan to the second type of residential land, and adjust the boundary of the sm-04-12 and sm-04-13 plots according to the ownership of the land; the land for the secondary professional school in the sm-04-10 plot will be adjusted to the land for primary and secondary schools.

  Plot 8 is located in The Xiguan Area of Qinzhou District, on the west side of Chongxin Street and Datong Road, on the south side of Chengji Avenue, on the east side of Shuangyang Road, and on the north side of Jiefang Road, with a scale of 8.84 hectares, and the planning adjustment is based on the "Detailed Control Plan for the Old Town of Qinzhou District, Tianshui City".

  In accordance with the approved protection plan for the six historical and cultural blocks of Fuxi City, Sanxin Lane, Chengyuan Volume, Freedom Road, Autonomous Lane, and Yusheng Lane, the current adjustment will be adjusted to commercial land for ordinary residential buildings, planned parking lots, and cultural facilities on the basis of retaining the protection courtyards in the area.

  This time, it is proposed to split the residential land of the tz-01-02 plot in the original plan into the tz-01-02-01 plot and the tz-01-02-02 plot, and adjust the nature of the land use of the tz-01-02-02 plot to religious land. The nature of the land plot tz-01-02-01 remains unchanged.

  Lot 10 is located on the south side of Lihe south road in Qinzhou District. On the east side of the tax school, the scale is 0.38 hectares. The planning adjustment is based on the "Detailed Control Plan for both sides of Xihuang Avenue in Tianshui City".

  This time, it is proposed to partially adjust the commercial land of sm-04-07 plot to residential compatible commercial land. The new code is sm-04-14, and according to the land tenure, the west side of the sm-04-08 plot is split into 0.23 hectares of land, and the sm-04-14 plot is integrated. After the adjustment, the land area of sm-04-07 and sm-04-08 plots is reduced, and the other control indicators remain unchanged, and the sm-04-14 planning control indicators are adjusted.

  Adjustment Notes for Lot 11:

  Plot 11 is located on the south side of Qihe south road, the east side of Dazhong South Road, and the north of Hongyuan Xinju in Qinzhou District; the scale is 4.32 hectares. The planning adjustment is based on the "Detailed Control Plan on Both Sides of Xihuang Avenue in Tianshui City".

  This adjustment optimizes the road network of the precinct, and adjusts the square land of sm-02-06 of the original planned plot to commercial land. It was merged with plots sm-02-04, sm-02-05 and sm-02-07; the commercial land of sm-02-12 in the original planning was adjusted to residential land. According to the land tenure, the land boundaries of sm-o2-11 and sm-02-12 are adjusted.

  Lot 12 is located on the south side of the vocational and technical school and on the west side of the family home of the Telex Institute, with a scale of 1.24 hectares. The planning adjustment is based on the "Detailed Control Plan for the Southern Area of Chengji New Town in Tianshui City".

  This time, it is proposed to adjust the education and scientific research land of the original planned 03-03 plot to residential compatible commercial land.

The planning adjustment is based on the "Detailed Control Plan for the Old Town of Qinzhou District, Tianshui City".

  This time, it is planned to adjust the original 0.14 hectares of land for cultural activities in the north area to the land for service facilities, and adjust the park green space and some commercial land in the south area to residential compatible commercial land.

  Adjustment Notes for Lot 14:

  Plot 14 is located north of Qinzhou Avenue and east of Qinzhou District People's Hospital, with a scale of 2.41 hectares, and the planning adjustment is based on the "Detailed Control Plan for the Group of West Ten Miles and Nuanhe bay in Tianshui City".

  This time, it is proposed to adjust the commercial land of plot xs-03-17 in the original plan to be used for class II residential use, and merge with the original planned plot xs-03-17.

  Adjustment Instructions for Lot 15:

  Plot 15 is located on the north side of Weibin North Road and the west side of Qianjin Road in Maiji District, with a scale of 3.37 hectares. The planning adjustment is based on the "Detailed Planning of Control along Weibin North Road in Maiji District, Tianshui City".

  This adjustment proposes to adjust the original planned cultural activity land of the dy-02-18 plot, the social parking lot land of the dy-02-24 plot and the residential land of the dy-02-20 plot to the hospital land, and the hospital land of the dy-02-17 plot, and the social parking lot will be built in the hospital land using underground space; a new north-south urban branch road (red line width of 8 meters) will be added on the west side of the hospital land.

  Adjustment Instructions for Lot 16:

  Lot 16 is located in Qinzhou District, on the south side of Beiyuanzi, on the west side of Chungmuro Lane, and on the east side of Tianshui Experimental Primary School, with a land area of 1.12 hectares. The planning adjustment is based on the "Detailed Control Plan for the Old Town of Qinzhou District, Tianshui City".

  This adjustment proposes to adjust the building height limit of the mc-13-03-02 plot from no more than 80 meters to no more than 100 meters, and other control indicators remain unchanged.
