These three stages of Huang Salary are connected by a main theme, that is, the love of architecture. When I was in middle school in Suzhou, there was a very beautiful classical building in the school, and the art class teacher would often use it as a copy object for everyone to draw a sketch, which became the earliest enlightenment of Huang Salary's understanding of architecture; the seeds sown by this beautiful building in the dark, in the yellow salary into the industrial and civil architecture major of Shanghai Tongji University began to sprout, after graduating in 1994, Huang Salary entered the construction industry, and it has been 25 years.
After graduation, unlike most of his classmates, Huang Salary chose to go to a construction company and worked for Shanghai Construction Engineering. "In the 17 years of construction in Shanghai, I have experienced the construction of three bridges in Shanghai, the construction of two airports in Shanghai, the construction of large buildings including Shanghai Center, Shanghai Science and Technology Museum, etc., including the Shanghai Metro from Line 1 to Line 13 now, and I have experienced the whole process." In May 2011, Huang Salary joined Greenland Group and began to switch from a construction enterprise to a real estate development enterprise. Huang Salary was lucky that he found a bigger stage to realize his dreams. "The real estate industry is like a magic world."
"No industry can develop as rapidly as the real estate industry, the economic volume is constantly doubling; the product is constantly updating and iterating, you can feel the excitement that product changes bring to the society to the people is not the same; real estate is not only a money-burning or money-making industry, there are many high-tech, cultured, there are a lot of industrial concepts in it, this is a very interesting industry."
The dream of yellow salary is getting bigger and bigger, and the real estate platform can always be infinitely accommodated and carried, which is also the magic of the real estate industry.
"I am doing this industry now is to restore a dream of that year, I want to achieve the things that could not be realized in those years, in these projects can restore it, I imagined some commercial blocks, super high-rise construction, residential products, can be realized." Huang Salary said a sentence that his father deeply influenced him: When urban construction was still very slow, the city was also very old, and his father said, "Your generation, as long as you are engaged in the construction industry, you are not afraid of running out of food." Around 2002, after working in Shanghai, Huang Salary once bought a house, which was sold for 2800 yuan / square meter, and in 2009, the unit price of the house he sold was 40,000 yuan / square meter. Behind the price, the rapid improvement in the value of Shanghai's urban construction, which plays a supporting role, is the embodiment of the overall economic development.
"Our generation has caught up with the reform and opening up and the period of great development of the country." Huang Salary said that his generation has caught up with the best of times, and his most fulfilling thing is that most of the iconic projects in Nanchang are now basically involved in the construction process.
The first stop after leaving Shanghai was Nanchang, "All the iconic projects in Nanchang are basically built by me." Nanchang's two 303-meter super high-rise buildings, Nanchang's conference center, expo center, Nanchang's first intercontinental brand "Chinese-style" hotel Hualuxe Hotel... "Huang Salary's second stop in "floating in the country" is Changsha, and he also wants to leave some products that can be remembered for the city. "There is no plan for how long I will stay, and Changsha is very suitable for my current development."
In the year that Huang Salary went to Hunan, the performance of Hunan Greenland doubled rapidly, the performance of Changsha Business Department in 2017 was less than 3 billion yuan, and in 2018, Hunan Greenland achieved 11.42 billion yuan, with an annual growth rate of about 300%, becoming the fastest growing area of Greenland Group in one fell swoop, and won the special commendation of the president.

Leju Finance: What do you think is the future of the development of the industry?
Huang Salary: The future of real estate has been emphasized by the central government many times. The first is that housing is not speculated, and the residential attributes of the house itself are returned; the second is clear that real estate is not a chip for the government to drive the economy in the short term, which is also to give local governments a future development tone. Real estate has passed this stage of huge profits, and everyone does not need to pay too much attention to real estate, as long as it is regarded as a basic industry in the entire urban construction process; government control, I think in the short term will not relax.
Leju Finance: So what are the opportunities for real estate in the future?
Huang Salary: The urbanization rate of the whole of China is still not enough, according to the scale of the entire urbanization rate of 40 to 60%, China's urbanization construction will still advance rapidly. The second opportunity point, the population orientation is definitely to the first-tier cities to the core cities; the third opportunity, from the needs of the people to live, new demand is still emerging, real estate in the future there is still room for development.
From the perspective of a provincial capital city like Changsha, grasping two cores, one is the demand for just needs, and the second is the introduction of talents, I think these two points are to make a big fuss; the third is to upgrade the product and implement the living experience.
Talk about Changsha: Low housing prices promote dynamic development
Leju Finance: What was your first impression of Changsha?
Huang Salary: Changsha is a vibrant city. I have been in Nanchang, Jiangxi Province for 7 years, I know Wuhan, Zhengzhou, Hefei very well, in the central provincial capital city I think Changsha is a bit unexpected: as a central provincial capital city in the total economic volume of a city, housing prices can be so low. When I came last year, I felt very strange, through this year's understanding of the Changsha market, the understanding of the intentions of the provincial and municipal governments, and gradually learned that Changsha can maintain such vitality, and his real estate price control is very good. Changsha's low housing prices provide a long-term development space for the real estate chief, do not want to do real estate in Changsha can get rich overnight, must be the foundation to lay a good step by step to achieve, slowly to expand the market, with quality products to win the market, can not be too hasty.
Leju Finance: You have only been in Changsha for more than a year, will you plan to buy a house in Changsha?
Huang Salary: Changsha is a city I love, and I want to be able to stay in Changsha during my future working hours. I was introduced as a talent last year, the municipal government specially approved a room ticket, I can now buy a house in Changsha, I want to use this valid house ticket for my own projects, in the future I can also come to Hunan after retirement to see friends is also very good, this is also a small dream of mine. This ticket is valuable and I want to leave it on one of the best projects.
Talking about enterprises: fast and steady go hand in hand
Leju Finance: Last year, Greenland Hunan achieved a 300% increase in performance? How?
Yellow salary: Greenland Hunan last year to now can be described by the words "fast" and "stable", our performance has rapidly doubled in two aspects, the first is to inventory, the projects left over from history through the solution of various problems, quickly achieve sales, to achieve the return of funds; the second is that we have seized the landing of new projects, increased the intensity of land acquisition, and made a support for last year's performance. So this year, we will still do it around these two words fast and stable.
Leju Finance: What are the specific expansion goals in Hunan this year?
Yellow salary: In 2018, Greenland in Hunan has 4 cities and 12 projects, and this year, we still focus on basing ourselves on provincial capitals, and then develop prefecture-level cities with relatively high economic aggregates and total population. From last year, we began to grasp this matter, and to the second quarter and the third quarter of this year, there were blossoming results. In the past few years, it is true that the brand of Greenland in Hunan is not too good, we have been doing the landing of the industry since last year, grasping the service to the people, focusing on the contribution rate to the local economy, I believe that soon Hunan Greenland will fully return to the first echelon of the Hunan market.
Leju Finance: What are the arrangements for the future development layout of Greenland in Hunan?
Yellow salary: Greenland in the future wants to create a brand image in the Hunan market is a city operator, we will have some projects to land one by one, first of all to do the landmark of the city, in the near future we will see that Greenland will soon have to build a landmark project in Changsha; secondly, we always focus on making the industry stronger and bigger, we have a lot of industrial sectors that can be imported, big financial infrastructure, big health, big technology and big consumption, etc., the most important of which is our global trade port; the third is the hotel plate, You may not know that Greenland should currently be the enterprise with the largest number of hotels in China, the Changsha project under construction, the Zhuzhou project, the Hengyang project, the Xiangtan project, the planning have the landing of star hotels; then in addition to this, we also have the health care plate, our health care center, telemedicine center are Shanghai's resources, and these industries in Meixi Lake will all fall in... On the whole, the future direction of Hunan Greenland can be described as a cargo ship carrying a variety of goods. In the next 4 years, we will have 6 hotels in Hunan at the same time; import and export commodity display points or trade points, in each city project have landed; as a city operator, we also have a large infrastructure plate, which can be used by the local government as a supporting road construction, pipe network construction and greening construction for large infrastructure, and green space projects are generally done in accordance with this model of building new cities.

Yellow Salary: Satisfaction is always the next. I always feel sorry for the products I make, there are all kinds of problems, and I always think that the next product will be my best product.

Huang Salary: To do real estate, first of all, real estate as a career to do everything well; secondly, the real estate manager is not only a career, but also to see real estate as an art, I think a real estate project without cultural support, then his project must have no soul.
