Leju Finance: What do you think is the future of the development of the industry?

Huang Salary: The future of real estate has been emphasized by the central government many times. The first is that housing is not speculated, and the residential attributes of the house itself are returned; the second is clear that real estate is not a chip for the government to drive the economy in the short term, which is also to give local governments a future development tone. Real estate has passed this stage of huge profits, and everyone does not need to pay too much attention to real estate, as long as it is regarded as a basic industry in the entire urban construction process; government control, I think in the short term will not relax.

Leju Finance: So what are the opportunities for real estate in the future?

Huang Salary: The urbanization rate of the whole of China is still not enough, according to the scale of the entire urbanization rate of 40 to 60%, China's urbanization construction will still advance rapidly. The second opportunity point, the population orientation is definitely to the first-tier cities to the core cities; the third opportunity, from the needs of the people to live, new demand is still emerging, real estate in the future there is still room for development.

Leju Finance: What was your first impression of Changsha?

Huang Salary: Changsha is a vibrant city. I have been in Nanchang, Jiangxi Province for 7 years, I know Wuhan, Zhengzhou, Hefei very well, in the central provincial capital city I think Changsha is a bit unexpected: as a central provincial capital city in the total economic volume of a city, housing prices can be so low. When I came last year, I felt very strange, through this year's understanding of the Changsha market, the understanding of the intentions of the provincial and municipal governments, and gradually learned that Changsha can maintain such vitality, and his real estate price control is very good. Changsha's low housing prices provide a long-term development space for the real estate chief, do not want to do real estate in Changsha can get rich overnight, must be the foundation to lay a good step by step to achieve, slowly to expand the market, with quality products to win the market, can not be too hasty.

Leju Finance: You have only been in Changsha for more than a year, will you plan to buy a house in Changsha?

Huang Salary: Changsha is a city I love, and I want to be able to stay in Changsha during my future working hours. I was introduced as a talent last year, the municipal government specially approved a room ticket, I can now buy a house in Changsha, I want to use this valid house ticket for my own projects, in the future I can also come to Hunan after retirement to see friends is also very good, this is also a small dream of mine. This ticket is valuable and I want to leave it on one of the best projects.

Leju Finance: Last year, Greenland Hunan achieved a 300% increase in performance? How?

Yellow salary: Greenland Hunan last year to now can be described by the words "fast" and "stable", our performance has rapidly doubled in two aspects, the first is to inventory, the projects left over from history through the solution of various problems, quickly achieve sales, to achieve the return of funds; the second is that we have seized the landing of new projects, increased the intensity of land acquisition, and made a support for last year's performance. So this year, we will still do it around these two words fast and stable.

Leju Finance: What are the specific expansion goals in Hunan this year?

Yellow salary: In 2018, Greenland in Hunan has 4 cities and 12 projects, and this year, we still focus on basing ourselves on provincial capitals, and then develop prefecture-level cities with relatively high economic aggregates and total population. From last year, we began to grasp this matter, and to the second quarter and the third quarter of this year, there were blossoming results. In the past few years, it is true that the brand of Greenland in Hunan is not too good, we have been doing the landing of the industry since last year, grasping the service to the people, focusing on the contribution rate to the local economy, I believe that soon Hunan Greenland will fully return to the first echelon of the Hunan market.

Leju Finance: What are the arrangements for the future development layout of Greenland in Hunan?

Yellow salary: Greenland in the future wants to create a brand image in the Hunan market is a city operator, we will have some projects to land one by one, first of all to do the landmark of the city, in the near future we will see that Greenland will soon have to build a landmark project in Changsha; secondly, we always focus on making the industry stronger and bigger, we have a lot of industrial sectors that can be imported, big financial infrastructure, big health, big technology and big consumption, etc., the most important of which is our global trade port; the third is the hotel plate, You may not know that Greenland should currently be the enterprise with the largest number of hotels in China, the Changsha project under construction, the Zhuzhou project, the Hengyang project, the Xiangtan project, the planning have the landing of star hotels; then in addition to this, we also have the health care plate, our health care center, telemedicine center are Shanghai's resources, and these industries in Meixi Lake will all fall in... On the whole, the future direction of Hunan Greenland can be described as a cargo ship carrying a variety of goods.
