Background: The Technical Regulations on Urban Planning and Management of XX City (2015 Revised Edition) states that "the height of the roof of each surface structure of the basement and semi-basement exposed to the outdoor ground shall not exceed 1.5 meters, and shall not be included in the floor area ratio; If it exceeds 1.5 meters, it shall be included in the floor area ratio according to its horizontal projection area. ”

Problem: The project needs to be equipped with 1,976 underground parking spaces and a two-storey underground garage; The total value of the project parking space is almost equal to the total profit of the project, so the cost of the basement needs to be reduced as much as possible. Method: The project uses the standard limit to raise the basement as a whole by 1.5 meters; Final earthworks

The cost was reduced by 50,000 m³ and the cost was saved by 1.1 million.

Background: When the elevation difference between the basement roof and the ground outside the basement is not higher than one-half of the basement depth, it still belongs to the basement and is not included in the floor area ratio.

Way:

After studying the government regulations in the early stage of the project, combined with the original ground elevation of the site, the basement roof was raised by 1.5 meters under the premise of meeting the local regulations.

According to the basement area of 55,000 square meters, the amount of excavated earthwork is reduced by 82,500 cubic meters, and the buried depth cost is reduced by about 1.15 million yuan according to the unit price of 14 yuan/m³, and the construction period of earthwork excavation is shortened.
