"As one of Beijing's six main urban areas, Shijingshan District has been taking urban renewal and industrial upgrading as its two major development strategies in recent years. Based on this development strategy of Shijingshan District, CCCG and Shijingshan District Government reached a strategic cooperation at the end of 2020, under which CCCC Urban Renewal Company will coordinate the urban renewal of the western area of Shijingshan. Zhang Wanjun, assistant general manager of CCCC Urban Renewal Company, brought CCCC's practical experience of the "all-for-one" urban renewal model at the forum.

Zhang Wanjun said that there are some characteristics and difficulties in the implementation of this model.

The so-called "global area" not only refers to the entire spatial scope, but also includes the evaluation of all elements, the planning of the whole cycle, the planning of the whole field, the inventory of all elements, and the participation of the whole society.

In addition to the initial definition of the "Five Comprehensive Concepts", in the specific implementation process, CCCC Urban Renewal Company has proposed eight implementation paths, including transportation first, supporting facilities, industry as the core, culture as the soul, people-oriented, operation as the pulse, capital empowerment, and policy support, providing a way for the concept to be implemented. "After two years of careful planning, Chengyue Hui has successfully attracted more than 130 selected brands, including JD Seven Fresh Supermarket, to create a one-stop commercial space integrating food and beverage, children's entertainment, retail, leisure and lifestyle services, meeting the daily needs of surrounding residents and building a convenient 'quarter-hour living circle' for the Beiyuan area of Beijing. Chengyue Hui is the first self-owned shopping center in Beijing, formerly known as Yishida Plaza, which was completed and opened in 2004, and its design, structural layout, functionality and public greening have gradually failed to meet the needs of modern consumers, and are in urgent need of comprehensive upgrades.

In the process of renovation, Beijing Urban Construction City Joy Hui has mainly done three aspects of work:

Li Chao also introduced the challenges encountered in the project in urban renewal, first of all, the preliminary procedures are extremely cumbersome, especially when the façade and internal structure of the project are subversively renovated, it is necessary to re-submit the regulations, the process takes a long time, and there are no regulations and normative guidance documents to adapt.

Secondly, in the process of urban renewal, how to balance the harmonious coexistence of construction activities and residents' lives is also a professional problem. For example, if our project received more than 30 complaints of nuisance in the early stage of reconstruction, project management and community communication must be considered first.

Finally, there is a difference between the original intention of the transformation and the actual use effect. For example, in order to meet the requirements of greening rate, the project innovatively designed a green parking lot, but in actual use, the green plants brought inconvenience to the parking, resulting in a decline in user satisfaction. In urban renewal projects, design innovation should more comprehensively consider the matching and experience with practical applications.

"Langyuan Station is located in the East Fifth Ring Road, Chaoyang District, Beijing, which was originally a textile warehouse, which can be imagined as a large-scale warehousing and logistics complex. There are more than 30 large-scale storage buildings with the same shape in the park, and due to the original railway transportation function, the old railway station is still preserved here, so it is named Langyuan Station. Wang Yan, deputy general manager of Langyuan Station, said that now, Langyuan Station, which has been in operation for 5 years, has not only become the largest project in our hands, but also an outstanding representative of the third generation iteration.

Wang Yan said that for urban renewal, we should always adhere to a concept: the project must develop in tandem with the region, weave urban functions, and only with such a goal can the project go further.

When planning the Langyuan Station, Wang Yan conducted an in-depth study of the planning direction of Chaoyang District in Beijing, especially its internationalization, cultural and greening characteristics, and strived to be in line with the "three modernizations" goal of regional development. The planning of the fourth embassy district in the Dongba area made Wang Yan see the importance of internationalization in the future.

Therefore, the primary task of positioning is to endow Langyuan Station with the function of international exchanges, while cultivating new consumption patterns. Based on these two points, I positioned it as a 24×7 international cultural consumption park, aiming to create an all-weather, international cultural consumption space, which was my firm belief at that time. Langyuan Station covers an area of 130,000 square meters, with a construction area of 100,000 square meters. Among them, 40,000 square meters of space will be used to develop new consumption and inject vitality into the region, 40,000 square meters will be used for industrial development as a solid foundation for the park, and the remaining 20,000 square meters will be built into cultural operation space for self-sustaining operation.

In terms of industry, Langyuan Station focuses on film and television post-production, and is committed to promoting the growth of Beijing's film and television post-production industry in the country.

"We are deeply researching the possibility of combining film and television post-production with technology, and look forward to disruptive innovations in the future. To this end, we hold closed-door meetings, forums and other activities with leading companies in the film and television industry to discuss cooperation opportunities and incubate small technology enterprises to inject new vitality into the film and television post-production industry. Wang Yan said that we have also held activities that combine industry and business, such as the just-concluded Beijing International Film Festival.
