According to the data, in October 2023, the average house price of new houses in 65 key cities across the country was 17,763 yuan/㎡, up 0.18% month-on-month, and the house prices of new houses in 31 cities increased month-on-month.

In terms of the popularity of new houses, in October, the overall popularity of new houses in 65 key cities across the country fell by 2.8% month-on-month, the popularity of new houses in first-tier cities fell by 10.7% month-on-month, the popularity of new houses in second-tier cities decreased by 2.0% month-on-month, and the popularity of new houses in third- and fourth-tier cities increased by 2.1% month-on-month.

In terms of specific cities, the popularity of new houses in Hangzhou and Sanya increased by more than 20% month-on-month. In the new housing market in October, the popularity of 3-bedroom houses accounted for 47.5%, and the popularity of 4-bedroom and above units accounted for 39.9%.

The homebuyer confidence index was 97.6 in October, down 0.2% month-on-month. Among the buyers who participated in the survey in this issue, the proportion of those who believe that the follow-up property market control policies will remain stable has increased; 45.2% of home buyers believe that the trend of house prices will decline in November; As for the view of the future property market transaction volume, 30.8% of home buyers believe that it will be basically the same.

In terms of second-hand housing, in October 2023, the average listing price of second-hand houses in 65 key cities across the country was 16,999 yuan/㎡, down 1.03% month-on-month, and only 8 cities saw a month-on-month increase in second-hand housing prices. The broker confidence index was 89.1 in October, down 8.6% month-on-month. This month, 80.6% of real estate agents believe that the government will not continue to regulate and curb the rise in house prices in November, which is an increase compared to the previous month; 47.9% of brokers believe that the price of second-hand housing will decline in the future, and 33.3% of brokers believe that the trend of second-hand housing purchase volume will be basically flat.
