For my understanding, this document focused on managing the lessees by way of giving pressure on co-owners, especially collecting personal information including leasing contract and giving penalties.
Most parts of the documents are complete and clear, which showed the purpose is to protect the benefits of the co-owners who live here.
But, since every co-owner who lease their houses are still in our big family, we are always cooperative and have been easy for communication. So could I suggest to use a mild way as a buffer to solve any problems first? In case it doesn’t work, we then start to give penalties.
7.2.2 Since the lessor takes responsibility for the lessee, we as board only need some basic personal information of the lessee. However, “payment of rent, amount of previous rent” have nothing to do with us, we don’t need to know.
9.5.1 Should we set a time buffer before collecting penalty because they might need time to correct themselves and co-owner lessor needs to talk to lessee? For example 3-5 days as grace period.
Also, we should set a maximum penalty limit, for example 100$. Meanwhile, if we really want to collect penalty as a tough method to solve problem, we would better to list all the misdoings and the amount matching to each category. The more details open to all, the easier and clear for all people concerned to follow, and we might save more energy.
Additionally, we need to stipulate the way of effective delivery of notification. We need to confirm whether they receive.
Balancing caring and rules is the best way in management.
公證簽署前需敲定三件事：
1，罰金金額和罰款事項，業委會一事一議開會通過？
2，租客入住小區，簽訂租賃協定時、必須同時承諾遵守小區業主公約，而且應該對自己違約負責，業主不替租客承擔罰金。
3，鄰居小區通過的修改，具體内容是什麼？
