Inspired by synapses, Apparatus Studio designed the chandelier on this dining table, where two hand-formed glass semicircles are linked to a brass ball that looks like it's floating in it.

British Princess Beatrice gave birth to her first child last month shortly after her wedding last year, and her husband is the Italian aristocrat edoardo maelli mozzi (son of a count). In addition to being a new member of the royal family and an aristocrat, the prince is also the founder of banda property, a British property development and interior design company. London property worth £600 million has been developed since its inception in 2007.

Banda Property's project: Leinster Square 13-19 Leinster Square in the Notting Hill area, located opposite Hyde Park, with a total area of 4,500 square meters.
Built in 1850, Leinster Square 13-19 is a Victorian townhouse with tall south-facing arched windows that has been converted into a four-star hotel. Until 6 years ago, Edo rebuilt it into a high-end residence consisting of 5 townhouses, 8 large flats and 2 penthouses.

13-19 Leinster Square Project No matter what type of room type, each apartment has a ceiling height of 3.6 meters. Described as "like walking into a painting by the Old Masters", this penthouse duplex is a charming combination of rustic look and a sense of luxury. The latest release goes on sale at $9.4 million, or 60.59 million yuan.
Most of the rooms are placed on the lower floor, and there is only one living room on the upper floor. The original oak beams accentuate the high ceilings of the open living space. The whole space is full of light. The strong geometric lines of the nero marquina marble fireplace are striking and are the focal point of the room, and the designer interprets the retro elements in modern language.
The coffee table designed by Finnish designer Tuomas markunpoika in the center of the room comes from the contra naturam collection, and its light gray-green color looks like natural stones, but it is smooth and reflected with luster. Its material comes from the Tadelakt plaster in Morocco.
Natural tones from olive to taupe, calm tones give depth, clay stucco is used on the walls, and the overall simplicity of the house is enhanced, in addition to pottery and wood, showing a humane hand touch. Versailles parquet wooden brings an understated elegance. Rattan grid chairs give the whole house a breathing sensation.
Joaquim tenreiro designed rattan and rosewood armchairs in 1958, handmade in Brazil. The warm wood color and rattan are a good interpretation of the fusion of the contemporary and the classical.
Another interesting design was designed by apparatus studio with a ceiling lamp called "Fringe 19", which represents the number of tubes used. It uses a simple design language to symbolize the "tassel" to express the traditional chandelier, which is both modern and interesting. Light emanates from the brass dome and is amplified as it is refracted through a mold-blown glass cylinder.
The kitchen is designed by banda and made by obumex, and the black-gray marble deconstructs the large area of clay gray walls very well.
The combination of the large area of light olive gray with brass, rattan, wood and marble makes it feel like a classical oil painting.
The structure's overhang naturally separates the large living room from the staircase leading to the second floor, an early northern Baroque bleached oak chest of drawers, wavy lines, quietly blending into the storage space under the staircase.
On the wall is Hayden Alexander's 2020 abstract painting Modern abstract on canvas 2020. The pale peach, slate blue, black and amber red in the picture are very compatible with the room.
The corridor is connected to the living room and the dining room, and the raku yaki triple sconce wall lamps designed by emmanuelle simon complement the "tassel" cylindrical lamps on the dining room façade wall.
At the end of the corridor on the first floor is the master bedroom, which is very spacious, minimalist and elegant, and the space has a calm beauty. The wall surface is made of sand and unburned clay, which is very pleasant and advanced to see up close.
Each of the long sheets made of wall edge pippy oak is unique, with unique wood grain nodules and hidden support structures that create the illusion of floating benches.
The artwork on the walls comes from artist and designer Liam Stevens. His work is usually straight-line, abstracting natural elements such as raindrops or leaves, using repetitive lines and forms, connecting nature and architecture in an extremely neat and minimalist way.
On the right hand side of the background wall of the master bedroom is a storage room consisting of two rows of cabinets, and on the left hand side is the bathroom.
Whether it is a light long table or a semi-hollow side table at the head of the bed, it brings lightness to the clay-textured room, giving people aesthetic ease and balance.
The designer of the bedside table is still an apparatus studio, whose unique shape is inspired by a persian stilt drum. Priced at $9,200 USD.
The master bedroom bathroom is bright, with white calacatta oro from Italy echoing the black marble in the living room and kitchen. Brass faucets and towel rails bring a retro touch.
The guest bedroom's headboard is custom-made, complemented by mesh-embellished pillows, in another way to weaken the sense of stagnation that can arise from the regularity of the room.
In the reception room on the top floor, the design team interpreted the room with different levels and different materials of olive green. Carlo Hauner's 1950s jacaranda rattan grid sideboard complements vases and background walls, and brass handles balance this relatively dark room. Turkish-British artist Tracey Emin's ink nudes have an uncertain and fragmented aesthetic.

The study in the apartment, dark Italian walnut with fine grooves gives the room an extremely immersive atmosphere.
Ward bennett's 1970s rattan chair and slotted walnut give this immersive privacy a vintage and comfortable feel.
The powder blue master bedroom is still a modern vintage theme, with 1940s Italian bedside tables and antique English walnut dressers by the bed.
Large flat-rise apartment

In the Notting Hill area, large flat-rise apartments are extremely rare, but banda property has created a total of 8 large flat-rise apartments in the entire 13-19 Leinster Square project. The apartment has access to a private locked garden square, just like the one in the movie Notting Hill. The three-bedroom, one-ladder apartment ranges from 231 square meters to 297 square meters and the price ranges from 51.68 million to 74.24 million yuan.
With a total area of 255 square meters, the master bedroom suite occupies almost a third of the entire apartment and received a lot of attention as a model house when it was launched. The entire apartment is based on white tones, revealing a shiny sense of purity and luxury. Once again, the fireplace is a good example of how to interpret classical elements in a modern design language and become the focal point of the living room. The arched windows are also eye-catching, and as a sister apartment to the entire building, many of the design elements and furniture are very similar to the previous duplex and townhouses.
Inspired by French tightrope walker Philippe Petit, the large highwire tandem lamp of the apparatus studio suspended from a height of 3.6 meters captures a dynamic balance that acts like bubbles in the air, bringing a sense of transparency and lightness.
The living room, dining room and kitchen are on a central axis.
Classical and modern are intertwined, with Greek marble statues in the dining room and "Speedboat Landing" by the famous American photographer Slim Aarons hanging at the end of the kitchen.

The master bedroom apparatus studio designed the cloud lamp "cloud" to make the bedroom feel pure and bright. Round frosted glass hangs from brass wire for $5650 a light, making it the highlight of the room. The room opens onto a locked courtyard, as depicted in the movie Notting Hill.
The one-seater sofa that looks extremely comfortable by the window is the most representative "mole" sofa chair of Brazilian architect and designer sergio rodrigues. The chair was designed in 1961 and won the first prize at the 4th Furniture Biennale in Italy. The chair consists of a solid round wood frame, adjustable leather support straps and soft oversized luxury leather cushions.

The bathroom in the master bedroom is very large, and the specifications are much higher than the bathroom in the guest bedroom, because considering that the buyer is likely to be the age group of the 50s and 60s, many people from large families, even if they go back to visit relatives, are likely to live in the guest bedroom, banda property made such a design consideration.
Marble, brass and wooden floors, all of which give the feeling that the home can be built to last.
The two guest bedrooms are different in color, using two slightly gender-oriented colors of bean paste powder and dark blue, and in the guest bedroom of bean paste powder, gold and pink match, exuding dreamy and light feminine qualities, and the blue one shows calmness and rationality.
The three balls hanging from the ceiling are the "ball light" of the well-known designer Michael Anastassiades, whose polished brass material is highly recognizable with the minimalist design, slender and stable, in line with feminine characteristics. The 2 round ornaments on the wall resemble rouge or eyeshadow, which are very compatible with gold.
