Good morning, my name is Chen Junyu, I am the CEO of the real estate technology company "Qizhi Technology", and I am very happy to share our experiences and thoughts in the field of real estate technology in the past few years here today.

First of all, let me make a brief introduction, our company is called Qizhi Technology, is a software and data technology as the core, focusing on providing technology and management value for the real estate industry technology company.

I believe that everyone here is very clear that the real estate industry has developed rapidly for 20 or 30 years, and at this node in 2020, there are too many big environmental factors and the needs of new scenarios to drive us to develop digital and intelligent technologies and improve the efficiency of enterprises and even the entire industry.

As a start-up company, we are currently focusing more on smart devices including drones and cloud computing technology, providing management value based on technological innovation for earthmoving, planning and design, engineering review, investment expansion and other aspects of the real estate industry.

At this stage, we mainly apply UAV data to earthmoving management, hoping to promote the standardization and upgrading of the earthmoving management process through new technologies, and have applied UAV data services to more than 30 housing enterprises.

In 2013, we began to start a business in the field of mobile Internet, and the core founding team has worked closely together so far;

In 2016, we participated in the global science and technology summit techcrunch, and in the same year launched the drone intelligent inspection and flight platform mesh, which is the first time that we as a technology company have gone deep into the field of intelligent Internet of Things to do product research and development;

In 2017, we provided intelligent system research and development such as large-scale equipment inspection and infrastructure project inspection based on unmanned aerial vehicles for enterprises such as China Southern Power Grid and China Railway, which also accumulated experience in flight planning and data services based on unmanned aerial vehicles;

In 2018, based on the technology in UAV flight software and gis geographic information data processing, we collected the needs from the field of real estate project management on a large scale and began to conduct in-depth research to apply UAV data to multiple stages in the real estate development process;

In 2019, with the more in-depth investment of the real estate industry in digital applications, we locked the technical route of the application of drone data in the real estate field from the cooperation and communication with many developers such as Vanke, Midea Real Estate, Huaxia Happiness, etc., and carried out multiple strategic cooperation with developers, surveying and mapping, design, and supervision industries;

In 2020, the number of real estate projects we serve is increasing, and we have cooperated with more than 30 developers and more than 500 projects.

Here, to share a set of data with you, we have saved hundreds of millions of yuan in costs for housing enterprises in the earthmoving stage and provided data services 1087 times. At present, the total area of tasks using drones is 230,000 mu, the model data processing volume is nearly 4,000 gp, and the cloud processing time is nearly 4,000 hours.

At today's meeting of gravity, I can confidently convey a message to you:

"In the field of real estate development project management, based on the 10,000-yuan intelligent unmanned aerial vehicle, using standardized cloud computing and data processing services, the resulting data collected by the drone and processed by the cloud can be maturely applied to earthmoving management, planning and design, earthmoving review, investment expansion and other scenarios."

Here I want to emphasize a key word, in addition to "drone data", that is, "mature application".

In the past two or three years, the advanced forces of major housing enterprises must have observed and investigated many so-called "new technologies", but we believe that it is necessary to transform new technologies into process reforms and produce clear and quantifiable benefits in actual management scenarios in order to be regarded as "mature applications".

So, how can we call ourselves "standardized" and "mature application"? Today, we will share with you our technology, products and landing cases to illustrate in detail.

At the technical level, the first is to obtain real-time coordinate information with centimeter-level accuracy through the drone equipped with RTK; combined with the principle of photogrammetry, a large amount of gis spatial information, based on the transformation of two-dimensional photos to three-dimensional models, is applied to the intelligent construction link; and finally, the algorithm we developed is used to accurately simulate the terrain through pixel-level dense matching generated by the dsm point cloud to obtain the elevation point.

Finally, based on our saas software platform that adapts to the professional management process of real estate developers, the land and geographic information data obtained by drones will be applied to multiple departments and workflows of developers. This set of technology has been in the process of serving more than 30 housing enterprises, in-depth technical verification and comparison, the current UAV acquisition of the elevation point plane error control within 5cm, elevation error control within 4cm, earthwork and the actual amount of error control in 1% -2%, to meet the 1:500 digital line drawing (dlg) production needs.

On the basis of the above technical principles, we integrate the technical experience accumulated in the past two years into the product service solution.

At present, our product matrix mainly includes three major blocks:

1. Collection platform. Mainly composed of mobile app, the role of the collection platform is to help customers learn to use the UAV at low cost and high efficiency, automatic flight through the UAV, accurate collection of project field data, and now the customer can complete the data collection in 20-30 minutes through the collection platform;

2. Qizhi cloud data service platform. It mainly helps customers to complete massive data processing and application of results in the cloud. From photo collection to cloud modeling, and then measurement and comparison of distance and elevation on the model, and then to the data management of the progress and cost of multi-project earthworks by groups and regional companies, it can be realized on the Qizhi Cloud data service platform;

3. Chi Chi Flying Expert Service. We provide customers with on-site service flight experts, from the operation of unmanned aerial vehicles, to the collection, processing, calculation, and even engineering safety inspection, etc., are provided by flight experts to provide a complete set of solutions. Partners only need to specify the project tasks and information, and we will respond at any time within 24 hours.

At this stage, we are also expanding the service radius based on drone data. Under the product matrix with Qizhi Cloud Data Service Platform as the core, drone data can be matured and applied to multiple development and management links of the entire real estate industry.

Today, I mainly share three application scenarios with you:

Scenario 1: Design tenders

First of all, in the design bidding stage, on a key regional project of Midea Real Estate, based on the real-world three-dimensional model and plot information obtained by the drone, the project party remade a design plan, compared with the original design plan, and finally determined that the amount of bidding parties for the earthwork can be reduced by 70,000 cubic meters, achieving cost optimization of more than 20%, which also confirms the accuracy of the drone data in the subsequent design plan landing.

Scenario 2: Earthmoving process control

The second case comes from a key project of a city company in Vanke, where the person in charge of the project directly operates the drone and data management platform, obtains 3D models and elevation information every day, grasps the latest earthwork progress, and uses this as the basis for settlement.

The most critical thing is that the data information collected by the UAV allows the project party to "know the progress of the earthworks" very well, and they have carried out a progress warning of the project duration in advance, with the adjustment of the construction period, and finally the project was completed 20 days ahead of schedule, and the entire construction period was 30% ahead of schedule. In addition, due to the effective control of earthworks, the safety of violent excavation by earthmoving has also been effectively avoided.

Scenario 3: Earthworks review

The last case came from a sales volume top 10 housing enterprise, after receiving the group's service demand, we immediately mobilized a team of flight experts, completed the data collection of dozens of projects across the country in two days, and calculated and reviewed the data collected by the drone. Through data comparison, the group headquarters found that 50% of the projects were abnormal, 10% of the projects had major abnormalities, and the review avoided losses of more than 50 million.

Although the above cases are all based on drone data services, they all occur in different groups and different stages of development. We have summarized the following characteristics:

1. Demand comes from real estate developers. In particular, the management team, from the chairman of the group to the head of the specific department of the project, is very clear about the scene of the technical application and the problems solved behind it;

2. "Product-Service" linkage. In addition to standardized product development, we have also received a lot of guidance from professionals within the housing enterprises, to some extent, we and some excellent customers, we have abandoned the inherent "Party A and Party B" thinking in the real estate industry, and jointly promoted the technological upgrading of the industry;

3. The effect of cost reduction and efficiency increase is remarkable. As I just shared, the service scenarios and cases corresponding to our products can be quantified in detail.
