As we all know, the mainland has started the old reform since 2020. Among the old renovation projects, elevators were installed in old houses. According to the Ministry of Housing and Urban-Rural Development, from 2019 to 2021, the mainland installed 51,000 elevators in old residential areas. By 2022, nearly 20,000 elevators will be installed, and another 30,000 elevators will be installed in 2023. In total, about 100,000 elevators have been installed in China in recent years. After the old reform, the living conditions of the owners of the old community have been significantly improved, and it is more convenient to travel.
In fact, the speed of installing elevators in mainland China was not very fast. According to statistics, there are nearly 2 million units in the mainland without elevators, these buildings are mainly distributed in 170,000 old communities, if it is still according to the installation rate of 30,000 elevators per year, it will take more than 60 years to install. At such a slow pace, it will definitely not work. Therefore, in the next few years, the installation of elevators will be accelerated. This also means that from 2024, the tide of installing elevators is coming.
In fact, the reason why the installation of elevators in old houses in the mainland is not fast, there are mainly some residents who oppose them: first, to install elevators in old houses, this cost is not only borne by the government, but also by the residents of old houses, and many people feel very distressed to pay so much money.
Second, the residents on the ground floor opposed the installation of elevators, feeling that after the installation of elevators, their lighting and ventilation would be affected. Moreover, the house on the ground floor is even more unsellable. Third, many people are worried that after the installation of elevators in old houses, the main structure of the house will be damaged, which will affect the service life of the old house.
In order to promote the process of installing elevators in old houses, all over the country have relaxed the conditions for installing elevators in old houses, as long as two-thirds of the owners of the entire building participate in the vote, and three-quarters of the people agree, you can install elevators. Even the residents of the ground floor or part of the second floor did not agree to the installation of an elevator.
At the same time, in order to alleviate the pressure on residents of old houses to bear the cost of elevator installation, some places even allow residents to use the funds on their provident fund books to pay for elevator installation costs. In this way, the resistance to the installation of elevators in old houses is greatly reduced.
It is worth mentioning that the "Barrier-free Environment Construction Law", which will come into force in September 2023, has opened a new chapter for the installation of elevators in old residential areas, clearly stipulating that house owners should carry forward the traditional virtues of the Chinese nation such as being kind to neighbors and helping each other, strengthen communication and consultation, and cooperate with existing multi-storey residential buildings to install elevators or other barrier-free facilities in accordance with the law. After entering 2024, Liu Ming, director of the Social Development Department of the National Development and Reform Commission, said at the press conference that the installation of elevators in old communities "can be fully installed".
Obviously, whether it is from domestic laws and regulations, or the statements of officials of the National Development and Reform Commission, it shows that the official is very supportive of the installation of elevators in old communities, and the mainland will usher in the installation of elevators in 2024. The reason why the mainland wants to vigorously promote the installation of elevators in old residential areas is mainly due to two factors:
On the one hand, the mainland has entered an aging society. By the end of 2023, the elderly population over 60 years old in mainland China will reach 290 million, many of whom live in the high-rise of old communities.
Now the question is, after installing elevators in the old community, who groups of people will be happy? The first category is the investors of high-rise buildings. Because, after the old house is installed with an elevator, the high-rise house is easier to sell or rent, you know, if there is no elevator, these high-rise houses are difficult to rent or sell.
The second category, the elderly who live in high-rise buildings, it was very inconvenient for these elderly people to travel, but now after the installation of elevators, it is more convenient for the elderly to travel. The third category is elevator enterprises or practitioners. It is estimated that the funds for the installation of elevators are as high as 2.6 trillion, which is great news for elevator companies or practitioners.
