He believes that "only by turning parking spaces into private property like houses and using price levers to regulate the market can we completely solve the problem of parking difficulties"

In Tang Xuebin's view, parking spaces are an overlooked asset in China, and there are huge business opportunities.

"Parking spaces, like houses, have 70-year property rights, have the right to own assets, and naturally have monopoly attributes. Therefore, Tang Xuebin believes that parking spaces have the foundation of high-quality assets and can be used as a growth point for future property management or asset operation. ”。

In fact, Tang Xuebin did not leave the property field after all, but took the parking service as an entry point, continued to shine in the familiar field around the property management business, and moved forward bravely in the direction of interest.

He established Hengchetong in June 2020 with the goal of becoming a professional parking space asset operation service organization. However, compared with a simple parking service company, Hengchetong is more like a property service company in nature.

"Now it is to internalize the asset operation of parking spaces into property management, and at the same time as handing over parking spaces to us for operation, developers will most likely merge property management. Tang Xuebin said that property and parking spaces are inseparable, and if you want to increase the value of parking spaces, the corresponding property management must also be done well.

"Why do most strata companies end up with no value at all? For example, many property companies are essentially security companies and cleaning companies. Many property companies think that this is fundamental, but this is wrong, and the core of property should be to preserve and increase the value of the assets they serve. ”

"If property service can make a business make money, can make an apartment rent, and can make a residential community live in peace and comfort, this is asset operation. Property companies should transform into asset operation companies, and like the four major banks, property companies are essentially asset management companies. Tang Xuebin emphasized: "Many things are ever-changing, so we must take asset preservation and appreciation as the core of the property company's service." ”

Tang Xuebin believes that parking spaces are the closest place to money in the property management industry, and if the property company can operate the parking spaces as assets, rent, sell and share, so that the owners' parking spaces can maintain and increase their value, the parking spaces will become a new investment product, and the logic of making money will be established.

When the parking space becomes an asset, it means that in addition to its daily property management, it also needs a trading platform, pricing system and service system.

Previously, Tang Xuebin had issued an initiative to his peers and property companies, hoping to build a "Didi time-sharing rental parking space" model. This model is equivalent to the logical application of Didi's shared car to parking space leasing, and the circulation of parking space resources through the public trading platform.

"In fact, it is to solve most of the information asymmetry, for example, I have a parking space that I want to share, but who knows what you are willing to share? What is the price of sharing? ”

However, this business model of parking space sharing did not eventually spread, and Tang Xuebin believes that there are two difficulties: capital and scale.

"First of all, it may cost a lot of money to make this 'Didi Parking' model. But this model still needs to exist, so there is a chicken-and-egg problem here, and this problem is not something I can solve. ”

Tang Xuebin further explained: "For example, most of the shared bicycles and cars have not been successful, but it is completely possible to realize the transfer and sharing of parking spaces in a small area. ”

The construction of the platform requires long-term investment, and Hengchetong, which is in its infancy, is still mainly based on stock transformation. In the early stage of the approach transformation, the highest cost is actually the equipment investment.

However, Tang Xuebin is determined to go to the end on the road of light assets, and does not plan to follow the example of some property companies to pursue the charging market of new energy vehicles: "Now we have assets, and now we don't need to create assets, and many assets will be given to you at a very cheap price." ”

As a veteran who has been in the property service industry for more than 20 years, Tang Xuebin looks at problems thoroughly and accurately, but he remains cautious in the digitalization that is flourishing, and puts forward the view that "the benefits are greater than the costs are meaningful digitalization".

"There's a lot of content in the community that can be digitized, but very little of it really brings benefits. Property management still needs to return to the service itself and empower the service. The criterion for whether digitalization is useful depends on whether it can help enterprises solve things. If it's something that doesn't make sense, it doesn't need to be solved at all, and there is no need for digitalization. ”

For Hengchetong, the possible direction of digitalization in the future will be to optimize the number of personnel and optimize organizational efficiency.

"First of all, we must optimize the number of personnel and build a digital platform, which can save the labor cost of the back-office. The second is efficiency, we need to have the ability to turn 60% or even 80% of management behavior into digitalization. For example, digitizing work, digitizing inspections, digitizing many daily behaviors, and turning these levels of management behavior into a digital operational capability. ”
