In July 2023, Shanghai Xufang Construction Industry Co., Ltd. undertook the renovation project of roofing and related facilities in Xiangzhangyuan Community (No. 1-4, Lane 381, Zhaojiabang Road). The general party branch of Xufang Construction sent a party member project team to give full play to the vanguard and exemplary role of party members to ensure that the project was completed with quality and quantity.
Xiangzhangyuan Community in Xuhui District is located in Xietu Street, with a total construction area of 4960.32 square meters. In 2022, the installation of elevators in the community will be fully covered, but the internal buildings and public facilities in the community will be aging to varying degrees, and there will be problems such as the potential safety hazards of falling off the wall and the lack of free activity space for residents.

To this end, the general party branch of Xufang Construction took the initiative to join hands with the neighborhood committee, property management and business committees to gather the "troika" work together to jointly promote the comprehensive renovation of the community. The renovation mainly includes the repair of the roof, façade and public corridor of the community building, the overhead line into the ground, the renovation of the entrance and exit of the community and the fence, and the upgrading of ancillary facilities such as garbage room and non-motorized carport.

Tailor-made construction plan according to local conditions
Looking at the main entrance of the Xiangzhangyuan community from Zhaojiabang Road, the north façade of Unit 1 is the first impression of the community, and you need to go through an L-shaped road to reach the entrance. With the assistance of multiple departments, the party member project team solicited the opinions of the masses and carried out integrated design and transformation of external roads, parking space lines, fence forms, express cabinets, garbage rooms, etc., so that the community could be renewed and radiated to the city.

In view of the differences in the form of the roof and the texture and color of the façade, the texture of the existing exterior wall tiles was retained, the hollow and damaged tiles were replaced, and white paint similar to the color of the elevator was painted. It also formulated a new method of personalized repair and upgrading, uniformly replaced the telescopic drying rack, moved all exterior wall air conditioners and installed a unified air conditioning cover, which not only ensured the safety of the community but also took into account the aesthetics.

For the roof cornice lines that have potential safety hazards and cumbersome forms, the overall demolition and unified design are carried out. In the upper area of the elevator, a new "Xiangzhangyuan" logo (self-designed by residents) is added to form a simple and elegant, integrated residential façade of the old and the new.

Solid walls are set up at the positions of the two gables and windows in the community to ensure the privacy of residents, and the physical walls are set up in the middle to form an enclosed space with the central courtyard, and the rest of the positions are equipped with vertical aluminum grilles to basically isolate the external environment, but with the change of perspective, you can faintly see the outside of the wall to avoid space oppression. The renovated fence ensures the safety and privacy of the community, and the sense of space is more open.

Brainstorm to create a garden-type community in an all-round way
During the construction process, the party member project team held regular meetings with the neighborhood committee, the industry committee and resident representatives to understand the needs of residents, and finally decided to add an intelligent access control system at the entrance of the community. The main thoroughfare inside was changed to asphalt pavement and guidance signs were added. The public area of the community is paved with non-slip granite, and the entrances of each unit are connected by a gentle slope to achieve barrier-free access.

The three camphor trees in the community are the core of the landscape shaping, and the curved landscape seats and the tree pool are interocculate, adding a characteristic resting place. The central landscape is a visual focal point with landscape stones and a variety of tree species.
