On October 15, the Urban Renewal and Land Consolidation Bureau of Longhua District issued a notice on the announcement of the land consolidation plan (draft) of the Guanlan Liguang Land Consolidation Interest Coordination Project.

The Guanlan Liguang Land Consolidation Interest Co-ordination Project [Northwest Region] was adjusted according to the statutory plan, and the plot 12-06 (Class II residential land) in the [Northwest Region] statutory plan was split into 12-06-01 plot (land for educational facilities), 12-06-02 plot (Class II residential land), 12-06-03 plot (Class II residential land), 12-06-04 plot (park green space), and the adjusted 12-06-01 plot land area was 8985 square meters. The land use function is the land for educational facilities.

Project overview

Guanlan Liguang Land Consolidation Interest Co-ordination Project is located in Liguang Community, Guanlan Street, Longhua District, with a project implementation area of 276,923.9 square meters.

After planning and research, it is proposed to implement the reserved land within the scope of the "Shenzhen Bao'an No. 401-T1&T2&01&02&04 Area [Guanlan Northwest Region] Statutory Plan" (hereinafter referred to as the "[Northwest Region] Statutory Plan").

Two parcels of land are proposed to be retained, namely plot 13-08-03 and plot 12-06-02.

The total land area retained is 43534.3 square meters, the planned volume is 230409 square meters, of which residential 130883 square meters, commercial 2000 square meters, factory buildings 60186 square meters, dormitories 22720 square meters, public supporting facilities (including underground) 14620 square meters [including 9 classes of kindergartens 4500 square meters, covering an area of 2700 square meters, 2 community police offices a total of 250 square meters, 2 community health service centers a total of 2000 square meters, Community day care center for the elderly 750 square meters, bus first and last station 3000 square meters, cultural activity room 1000 square meters, 2 community management rooms totaling 500 square meters, community service centers 400 square meters, party and mass service centers (including convenience service stations) 1050 square meters, sanitation workers' rest rooms 20 square meters, 2 small garbage transfer stations totaling 330 square meters, renewable resource recycling stations 60 square meters, public toilets 60 square meters, public charging stations 700 square meters] A community sports venue covers an area of 1,500 square meters.

The adjustment of the statutory rules of the [Northwest Region] of the draft plan is as follows:

Plot 12-06 (Class II residential land) in the [Northwest Territories] statutory plan is split into plots 12-06-01 (land for educational facilities), 12-06-02 (class II residential land), 12-06-03 plots (class II residential land), 12-06-04 plots (park green space), and the adjusted land area of 12-06-01 plots is 8985 square meters, and the land use function is educational facility land;

12-06-02 Plot land area of 30669.2 square meters, land use function for Class II residential land, plot ratio 4.7;

12-06-03 The land area of the plot is 5601.7 square meters, the land use function is Class II residential land, and the plot ratio remains unchanged;

The land area of the 12-06-04 plot is 666.5 square meters, and the land use function is park green space.

Adjust the plot ratio of plot 13-08-03 (general industrial land) in the [Northwest Territories] statutory plan from 4.2 to 6.7.

According to relevant information, Liguang Community is located in the north of Guanlan Street in Longhua District, east of Guihua Community, south of Kukeng Community, west of Fucheng Office Zhangge Community, north of Dongguan Tangxia Town junction, the total area of jurisdiction is 5 square kilometers, belongs to the remote community, is also one of the old revolutionary areas.

The guanlan Liguang land consolidation interest co-ordination project (special regulations have been issued) has a signing rate of 99%, which has been basically demolished.

The project is close to the Guanlan Golf Course, with an invincible landscape, and will be seamlessly linked to the "Liguang Station" of Metro Line 22.
