Report: In January, the national heat of finding a house fell by 7.7% month-on-month These six cities broke through against the trend

The report shows that January 2022 is on the eve of the Spring Festival, and the heat of finding a house in the country has cooled to a certain extent, down 7.7% from the previous month.

  Specifically, the heat of finding a house in first-tier cities fell by 4.2% month-on-month, the heat of finding a house in second-tier cities fell by 8.5% month-on-month, and the heat of finding a house in third- and fourth-tier cities fell by 7.9% month-on-month. Cities such as Changzhou, Yueyang, Yichang, Sanya, Zhoushan and Dalian are relatively active, and the heat of finding a house has increased month-on-month.

  In terms of new housing prices, the report pointed out that in January 2022, the average online price of new houses in 65 cities it focused on monitoring was 17582 yuan / square meter, a slight decrease of 0.15% month-on-month, of which the average price of new houses in 31 cities rose month-on-month. Among them, the average price of new houses in Shenzhen is 58873 yuan / square meter, and Shanghai, Beijing and Guangzhou are 49582 yuan / square meter, 47052 yuan / square meter and 32823 yuan / square meter, respectively. Among the new first-tier cities, the average online price of new houses in Hangzhou and Nanjing is 27,939 yuan / square meter and 26,085 yuan / square meter, respectively.

  In terms of second-hand housing, the report shows that in January, the average price of second-hand houses listed in 65 major cities across the country was 16888 yuan / square meter, a slight increase of 0.35% month-on-month, and the average price of 38 of the 65 cities increased month-on-month. The average price of second-hand houses in Beijing, Shenzhen and Shanghai is 58993 yuan / square meter, 57499 yuan / square meter and 54603 yuan / square meter, respectively. Among the cities that have implemented the reference price system for second-hand housing, the average price of second-hand housing listings in Dongguan, Chengdu, Sanya and Wenzhou has declined month-on-month.

  In January, the home buyer confidence index was flat compared to December 2021. The data shows that among home buyers, 48.3% believe that they will continue to regulate and curb the rise in house prices; for the house price trend in 2022, 37.9% of buyers believe that house prices will rise, and 32.8% of buyers believe that they will decline.

  In terms of market supply, the number of newly listed listings nationwide declined month-on-month in January, and the number of newly listed listings in 4 first-tier cities fell to a certain extent, while the number of newly listed listings in Datong, Qingyuan, Ningbo, Shihezi, Huizhou and other cities increased to varying degrees month-on-month. In terms of popular sectors, Beijing's Miyun, Liangxiang, Changyang, Beiqijia and Changping County, Shanghai's Pujiang Town, Nanqiao, Jiuting, Lujiazui and Expo, Guangzhou's Xintang, Science City, New District, Zhujiang New Town East and Jinzhou, Shenzhen's OCT, Longgang Central City, Houhai, Minzhi and Dayun are all favored by home buyers.

  The report also shows that in January, the overall confidence index of real estate agents was 102.9, up 9.6% month-on-month. Among them, 39.8% of brokers believe that they will continue to introduce policies to limit house prices, 43.8% of brokers believe that the price of second-hand houses in 2022 will be basically the same as in 2021, and 48.9% of brokers believe that the transaction volume of the second-hand housing market will rise year-on-year in 2022.
