According to the planning and design, the Anning Yuanshan area is bordered by Shahe River in the south, Yuanshan South Road in the west, Shi'an Highway in the north, and Jianjiu Company dormitory in the east, with a total planned land area of about 4.46 square kilometers, of which the urban construction land is about 6257.85 mu.

In December, the official website of the Anning Municipal Government announced the detailed control plan and partial modification plan of the urban design of the Guanyin Mountain Area, which further clarified the development scope and land use layout of the entire Guanyin Mountain Area.
According to the plan, Guanyin Mountain Area is located in the north of the main urban area of Anning, north of Hangrui Expressway, east of Jinfang Road, south of Zhonghua Road, Ninghu Road, west of Yunnan Traffic Technician College, east of the anning municipal government of the old city, with a total development scale of more than 10,000 acres.
In addition to hotspot development areas such as Taiping New City, Anning Urban Construction is also expanding. Compared with Kunming's urban area, Anning benefits from a large area of contiguous development land, and has crushed the main city of Kunming in terms of product and living quality.
In the 14th Five-Year Plan, Anning proposed "happy and livable city construction" to be at the forefront of the province. In addition to planning, the actual living quality of Anning can also make many areas in Kunming ashamed.
There are several main aspects:
First, the relocated housing has been built according to the standard of commercial housing.
In September 2021, Chuangjia Real Estate won 108.11 mu of residential land in Anning Shenping Area, and will build no less than 1936 sets of resettlement houses after obtaining the land, and after the completion and acceptance of the project, the Anning Municipal Government will repurchase the residential, commercial and underground property parking spaces.

The plan shows that the project has a plot ratio of 3.38, the project needs to build a public green space of not less than 6538 square meters, according to the planning effect, the project is also equipped with a central water feature, and all residential belts are delivered for decoration.
Compared with the commercial housing with relocated housing plots in Kunming, the plot ratio of the village and urban transformation in the Golden Knife Camp is more than 5, the plot ratio of the Mile Temple urban reform project is 6.88, and the plot ratio of the relocated plots is even higher.
The above-mentioned relocation housing project of Anning has a plot ratio of only 3.38, which is lower than that of most projects in the main city of Kunming.
In addition, the plot ratio of the project under construction in Anning can also be said to crush the existence of the main city of Kunming.
At present, among the many projects for sale in Anning, projects with a plot ratio of 2 and below account for half of the number of projects on sale.

Among them, the commercial housing with a plot ratio of more than 3 is only the fourth-generation residence of Anning Wuyue Plaza. Last year, Anning had a proposal specifically for green development: to carry out innovative actions and enrich green practices.
Although it seems like a slogan, from the situation that the fourth generation of housing in Kunming landed in Anning for the first time, Anning does have such a green and innovative soil.
In terms of living quality, in addition to low tolerance and innovation, Anning does not seem to be satisfied with this.
At the end of 2021, the Natural Resources Bureau of Anning City announced the "Detailed Planning Adjustment of the Hot Spring Area Control - Adjustment of Residential Land Control Indicators", which plans to limit the height of unsaled residential land within the area to 36 meters, and only 7-9 multi-storey buildings can be built.
After the adjustment, the height of all the buildings in the area will be reduced to less than 36 meters, and the building volume on the subsequent construction land will also be reduced, and the plot planned for 1.5 plot ratio before the adjustment will be lowered again.
With low-density residential quality, some projects in Anning define the main city as the renewal of the old city, and Taiping New Town is positioned as a livable new city, but livability does not seem to attract the attention of home buyers.
Even if Anning has a large contiguous film to develop, the products shaped are higher than the main city in terms of living comfort, and the house price is roughly equivalent to about half of the main city, so why not buy a house in Anning?
From the perspective of distance, Anning Taiping New City is about 16 kilometers away from Kunming City, and belongs to the same half-hour urban economic circle as the main city of Chenggong, Jingkai District, Airport and other main cities, and is defined as "Kunming Back Garden".
There is only one problem restricting the development of tranquility, that is, to cross the barrier of the Western Mountains and realize the "integration of Kun'an and Security". In the 14th Five-Year Plan, Anning emphasized the need to build a modern transportation network.

According to the 14th Five-Year Plan, the primary task of Anning's transportation construction is to promote rail transit and strive to start construction of the Anning Line of kunming metro.
The construction of rail transit and the connection between Anning and the main city of Kunming has always been the long-cherished wish of anning development.
In 2018, the civil construction supervision project of the vocational education station of the experimental section of the Anning Line of Kunming Rail Transit has officially started, and the mileage stations have been planned, and the final wait is still for the approval of the light rail.
In June 2021, the local media learned at the Party Congress of Anning City that the rail transit Anning Line project is accelerating, Anding City and Kunming Rail Transit Group Co., Ltd. have signed relevant cooperation agreements, and the project has entered the relevant approval process and is expected to start construction after approval.
Once the Kun'an Rail Transit is completed, it will be seamlessly connected with Kunming Metro Line 3, and the traffic between Kun'an will become extremely fast and convenient.
On the other hand, it is to promote the relocation of the Kunming West Toll Station.
Although in May 2020, the toll of the Kunming West Toll Station for vehicles from the main city to Taiping New City was reduced from 8 yuan to 1 yuan, in the follow-up plan, Anning will still spare no effort to promote the relocation of the Kunming West Toll Station.
In addition to solving the bottleneck of rail transit and the relocation of the capital outside the toll station, Anning is also an important part of promoting the interconnection of trunk highways and high-speed highways based on the expansion and reconstruction of Shi'an Highway.
Thanks to the industrial drive of industrial cities, Anning has also made great progress in economy and population. Among the top 100 counties in China's economy in 2021, Anning is the only city in Yunnan Province to enter the list (86th).
In terms of population, Qipu data show that the permanent population of Anning has increased by 138,000 in 10 years, and the current total population is 480,000, ranking fourth in the population growth rate of all districts and counties in Kunming, but it still faces the problem of a small population base.
At present, what is in front of Anning is that if the bottleneck problem of the integrated development of Kun'an is not solved, it is simply livable, how attractive will it be to buyers?
