According to the approval of the project site selection opinion, the basis for this batch of approval is the local adjustment of the "Residential Blocks K1 and K2 of the Regulatory Detailed Planning of Qingpu New Town QPC10007 (Secondary 3) Unit of Qingpu District, Shanghai (Qingpu Old Town Historical and Cultural Area Protection Planning K1, K2 and Other Neighborhoods); Approval of the Regulatory Detailed Plan for Neighborhoods QPC10007 (Secondary 3) Units 01 and 02 of Qingpu New Town, Qingpu District, Shanghai (Hu Fu Planning [2022] No. 153) (hereinafter referred to as the "Upper-level Plan").

In June 2022, the "Upper-level Plan" was approved. Among them, it includes the Jiangnan Xintiandi project.

The 8 plots are located on the planned Art Island, which belongs to Xiayang Street in the administrative division.

The total planned land area of this batch of approved project site selection opinions is 97,141 square meters (about 145.7 acres), and the actual approved area is 103,744.93 square meters (about 155.6 acres), which means that the greening around part of the land will be expropriated at the same time in the future.

Among them, 2 are residential land, with 385 residential units planned; 2 are cultural land, 1 is sports land, 1 is commercial service land, 1 is community-level public service facility land and commercial comprehensive land, and 1 is public green space.

1. Plot 01-01 on the north side of Guanxiang Road, Xiayang Street

According to the approved upper-level planning, the land area of plot 02-01 is 3,742 square meters, and the nature of the land is community-level public service facilities (70%), commercial service comprehensive land (30%), with a plot ratio of 1.5 and a building height of 24 meters.

According to the approved upper-level planning, the land area of plot 05-01 is 13,982 square meters, and the nature of the land is the second class (50%) and the third class (50%) residential group, with a plot ratio of 1.45, a building height of 40 meters, and 185 residential units.

The actual approved area should be included in the surrounding public green space.

6. Plot 06-01 on the north side of Lao Zhuqing Road, Xiayang Street

We see that the actual approved land area is 15,305.85 square meters, which is larger than the 07-01 plot, which should include the surrounding public green space.

8. Plot 07-02 on the north side of Guanxiang Road, Xiayang Street

According to the approved upper-level planning, the land area of plot 07-02 is 16,343 square meters, the nature of the land is sports land, the plot ratio is 0.6, and the building height is 24 meters.

We see that the actual approved land area is 17,003.8 square meters, which is larger than the 07-02 plot, which should include the surrounding public green space.

In March this year, the collection and storage of five plots on the east side of the Art Island began.

Jiangnan Xintiandi project is one of the three major urban sectors that Qingpu New Town strives to build.

Among them, the Old Town and the Art Island are also one of the top ten demonstration model areas of the five new cities in Shanghai. With the goal of reviving traditional culture and integrating old and new cultures, it will form a "cultural vitality area" with Jiangnan charm and blue-green symbiosis, and create a "Jiangnan Xindi Tiandi".

In addition, it is worth mentioning that in January last year, Shui On won the bid for the "Qingpu New Town Urban Renewal Practice Area (Jiangnan Xintiandi) Public Space Positioning Planning and Sustainable Development Research and Consulting" with 7.3 million yuan, with a service period of 730 days. If the actual performance start date is taken in January last year, it is expected that the final results of the tender will be submitted in January 2025.
