　　After friendly negotiation, in accordance with the relevant provisions of the General Principles of the Civil Law of the People's Republic of China and the Contract Law of the People's Republic of China, Party A and Party B have reached the following agreement on the basis of mutual benefit on the matters concerning the sales of ____________ developed, operated or owned by Party A by Party A, and shall abide by them together.

　　Article 1 Mode and scope of cooperation

　　Article 2 Duration of cooperation

　　Article 4 Sales Price

　　Article 5 Agency Commission and Payment

　　1. 　　2. Party A agrees to pay the agency commission in the following ways:

If Party B collects the payment on behalf of Party A, it is a one-time payment, and the payment shall be remitted to the bank account designated by Party A no later than 5 days after the contract is signed and the payment is collected; If it is paid in installments, the house payment will be remitted to Party A once every two months. Party B shall not embezzle the payment collected on behalf of Party B without authorization.

　　4. The deposit confiscated due to the customer's breach of the temporary sales agreement shall be divided between Party A and Party B.

　　Article 6 Party A's Responsibilities

　　1. Party A shall provide Party B with the following documents and information:

　　(1) A copy of Party A's business license and bank account;

　　(2) For new development and construction projects, Party A shall provide the relevant licenses approved by the relevant government departments for the development and construction ____________________ projects (including: state-owned land use right certificate, construction land approval certificate and planning permit, construction project planning permit and commencement permit) and the commercial housing sales certificate, export commercial housing pre-sale license, and export commercial housing sales license for the ________________ project; For old real estate, Party A shall provide the certificate of house ownership and the certificate of state-owned land use right.

　　(3) The relevant information required for the consignment project, including: outline drawing, floor plan, geographical location map, indoor equipment, construction standards, electrical equipment, floor height, area, specifications, price, estimation of other expenses, etc.;

　　(4) The receipts and sales contracts required for Party B's agent sales of the project shall be subject to the actual quantity used, and the remaining amount shall be refunded to Party A;

　　Article 7 Responsibilities of Party B

　　1. During the contract period, Party B shall do the following:

　　(1) Formulate a promotion plan (including market positioning, sales targets, sales plans, advertising, etc.);

　　(2) According to the marketing plan, formulate a sales plan and arrange a schedule;

　　(3) In accordance with the conditions agreed by both parties, during the commission period, carry out advertising and planning;

　　(4) Delivery of promotional materials and sales brochures;

　　(5) With the assistance of Party A, arrange on-site visits to customers and introduce the project, environment and situation;

　　(6) Carry out multi-channel sales activities in various forms;

　　(7) Before Party A and the customer formally sign the sales contract, Party B signs the temporary sale and purchase contract of the property as an agent and collects the deposit;

　　(8) Party B shall not make any more than authorized by Party A to make any to the customer.

　　2. In the sales process, Party B shall truthfully introduce to customers according to the characteristics and conditions of the ________________ items provided by Party A, and try its best to promote, and shall not exaggerate, conceal or excessively.

　　3. Party B shall abide by the sales price stipulated by Party A, and shall not give any form of discount to customers without the authorization of Party A. 　　Article 8 Termination and Modification of Contract

　　1. If both parties agree to terminate this contract upon the expiration of this contract, both parties shall work together to properly handle the relevant matters after the termination of the contract and settle the legal, economic and other matters related to this contract. Once this contract is terminated, the contractual relationship between the two parties shall end, and Party A and Party B shall no longer bear any economic and legal responsibilities to each other, except that Party A fails to pay the fees payable to Party B in accordance with the provisions of this contract.
