01. Preparation before measuring the room
I don't know if you have ever seen or seen someone else forget to bring a ruler to measure the room? Don't believe it, this kind of thing has really happened around me! In short, the preparation must be thorough, so as not to make jokes. There are two main points to pay attention to.
1. Preparation of floor plan.
If there is a house type, print out the house plan, and you should save a lot of worry when measuring the house. When we go out to measure the room, 90% of us will know the customer's situation in advance, even if we are temporarily dispatched, we will not miss those few minutes to print out the original frame drawing, so that we don't have to grind and draw the frame drawing on the spot.
In addition, many frame drawings have notes on the location of the load-bearing wall, so that the site can be better communicated after being familiar with the house type.
2. Preparation of measuring room equipment.
The Three Musketeers of Measuring the House: Pens, rulers, and measuring books, check whether they are complete anytime and anywhere, because the money will not be lost in the office, but the pens, rulers, and measuring books are often missing, so it is recommended to place a special measuring room bag or car.
Many designers go around the world with a ruler (most of them will also be equipped with laser rulers), but there are also many designers who keep up with the trend and have all the new measuring room equipment. Like what:

The measuring room automatically generates CAD drawings (floor plans, elevations, design drawings) and generates a survey list. You can also flexibly switch plane, bird's-eye view, roaming view, take photos to restore the house scene, and share the house type data to WeChat and third-party design platforms!
PS: Personal use experience: I bought one when I was 17 years old, the data size was immediately available, and the experience was very good, but at that time, because I was not proficient, it took a lot of time to draw the original frame with a flat plate, and I only insisted on using a few households, or I used the combination of the original tape measure + laser ruler.
Now after so many years, I believe that the functions of these intelligent measuring tape equipment are becoming more and more perfect and stable, although some of the publicity is very nonsense, but the data statistics, additional functions, etc. are still very fragrant, it is worth trying.

Example 2: Metal detector
The most important thing we need to know to make a plan is the load-bearing structure of the house, which can be seen in the online floor plan of many new buildings, but there are also many old communities that cannot provide load-bearing maps.
If the load-bearing structure of a certain location is critical, it must be known to determine whether a certain plan can be implemented, in addition to using a hammer, you can also use a metal detector to determine whether it is a load-bearing wall by encountering the sound of steel bars.
Of course, an experienced design teacher can tell where the load-bearing wall is by the sound of a hammer, and no matter how bad it is, he can also use a hammer to cut open the surface layer and look at the structure inside. So, there are very few designers used for this instrument.

02. Precautions for measuring rooms.
1. Communication is the first priority when measuring the room.
When we go to measure the house, we never do it for the purpose of purely measuring the room and making a plan. Those who don't sign the bill are hooligans. With this purpose and belief, we must grasp the entry point, organize our thoughts, and be able to have good communication when measuring the room.
When measuring the house, capture as much effective information as possible from the owner (such as what the customer cares about most, what are the functional requirements, what is the investment intention, the requirements for the design?), establish trust between each other, impress him with your professionalism, and it is not impossible to pay the money on the spot.
Advice in this process: try not to mention activities, discounts and other home improvement consultants to do the work, as a designer, your personality charm, professionalism is the most impressive. Especially for those owners who are very design-oriented, they prefer to listen to how the house is designed rather than you talk about company materials and activities.
Of course, only when we have sufficient confidence can we face all kinds of customers in an orderly manner. It's an accumulation of experience that takes time. As long as everyone is good at learning and summarizing, they can be calm in the face of any customer.
2. Good habits of measuring rooms.
We must cultivate our own good habits of measuring rooms, develop good habits, and greatly increase the efficiency of measuring rooms.
Before the measurement: mark the address of the real estate, the room number, and the date of the measurement, so as not to have too many orders in the later stage, and it is impossible to distinguish which is which.
When measuring a room: some designers like the amount of a space by space, and some designers like to measure clockwise from the right-hand side...... No matter how you measure, you must develop the habit of not missing any of the measurement projects. Such as the thickness of the wall, the wall stack, the width of the door opening, etc., and remember to take pictures.
After measuring: Draw the original frame as soon as possible, sometimes the measurement room is wrong, and you can still remember the situation on the spot. In order to avoid loss, we put it in a special document bag for the measuring room. (Later construction can be placed in the construction customer management portfolio.) ）
Of course, if you are meticulous enough, you can send a detailed report to the owner, which can be regarded as a review and summary of today's communication work, and even in-depth communication with the owner again. In the increasingly fierce competition, unless your design level is good to a certain extent, otherwise, the sense of service is really the place where you open up the gap with other designers.
In short, the measurement of the house, even if it is the same type of house, the length of time of different designers varies greatly, if you want to be fast and accurate, good thinking and practice is the key, I am not good at teaching you how to do it step by step. If you are a novice designer, it is recommended to go out with a few colleagues to measure the room, be good at observing everyone's method of measuring the room, and then practice it, you will be able to make up for each other's strengths.
3. The measuring room should have a sense of wholeness and overall situation.
When you arrive at the house, don't be in a hurry to start measuring it, observe the overall environment of the house, and assume that it is your own house, the first time you see it, is there anything that makes you uncomfortable? For example, is the ventilation good? Is the lighting good? Is the surrounding noise loud? Is the master bedroom sunbathing in the west? Is the living room facing south?
These small things will reflect your professionalism and meticulousness and increase your closing rate.
PS: Do you have a poor sense of direction? It is very important to figure out the direction of the compass on the mobile phone.
4. Don't omit the details of the room.
Many designers have sloppy problems in measuring the room, either missing items here, or there is less data, or data recording errors, sometimes the original frame drawing can not even be guessed and closed, not to mention the big trouble caused by the wrong size of the measuring room in the later construction.
Therefore, not only all the original dimensions should be recorded, but other building structures need to be measured in detail: such as the external structural plate (equipment location), the position and size of the sewer pipe, floor drain, window height and ground clearance, sinking (dry area distance), room height difference, air conditioning holes, pit spacing, the location of strong and weak electric boxes, natural gas, beam position, door opening height, etc.
Even the wall insulation layer and wall quality can help the owner pay attention.

5. Common mistakes in measuring rooms.
Because there are actually a lot of construction errors caused by the measuring room, mainly because our carefulness is not enough, the common ones are as follows.
a. Missing items caused by ignoring the small concave corners of the wall.
Some houses have a lot of annoying small concave corners, especially the kind of height difference is only 30mm, most likely due to the load-bearing wall position of an extra layer of insulation wall (or the thickness of the load-bearing wall on the 3rd and 4th floors of the lower floors exceeds the wall thickness), many designers may choose to turn a blind eye to the wall painting flat, and there is no double ruler after signing the order, resulting in the later façade design does not match the actual situation. If you want to deal with it, most of them need to add items (shovel or flatten or do styling)
b. Make mistakes on the beams.
Because the probability of making mistakes in the beams is still very high, the simple picturesque wrong position will not be mentioned, and the following situations need to be paid attention to.
(1) There is no measure of the exposed part of the beam on the wall that is very narrow.
As follows, under the beam is a solid wall, and many people will forget about this inconspicuous looking beam. If the wall is broken down in the later stage, the beam height must be taken into account when designing the façade or top.
Like the above, there are beams that are visible to the naked eye, and there are many beams that are invisible and hidden in the wall, so we need to think more, and some places can be guessed, and we must have foresight. (For example, if there is a beam on the same line of the wall, usually there is a beam above the wall)
(2) The beam above the door opening is not measured.
In addition to the fact that most of the door sizes are within the standard, many places such as kitchens, living balconies, and bathroom dry areas are common in non-standard heights, especially the cases where there are beams above the door openings. At this time, it is important to measure the height of the beam (or the height of the opening), as this involves situations where the opening needs to be lowered.
The schematic is as follows:
c. Because it is impossible to predict the impact of the detailed structure of the house on the later design.
(1) When measuring the house, most companies do not require the minimum position of the trap of the beam sewer pipe.
However, if you can clearly see that the structure of a certain trap will affect the ceiling in the later stage, then it is necessary (the height and width of the reservoir pipe), otherwise the roof may need to be changed later.
In the following house type, if the balcony of the living room is connected to the balcony of the bedroom, when the living room needs a suspended ceiling, the height of the trap determines the height/shape of the regional ceiling.
(2) There is a detailed explanation in the toilet column, if there is no caisson in the bathroom, when the toilet position cannot be moved, if we do not have the amount of pit distance, and carry out a major renovation plan, we do not foresee whether it can be implemented (or I did not expect how many additions can be implemented, such as changing the wall-hung toilet), these are what we need to pay attention to when measuring the room.
(3) There is no amount of weak current box position on the wall, which may conflict with the modeling position in the later stage.
(4) Forget to draw the door of the cabinet door if you need to do the air conditioning hole, etc., resulting in missing items.
(5) The non-standard size sewer pipe is not measured, resulting in insufficient size or the design scheme cannot be implemented.
(6) There are no beams for the floor height and sinking height, and there is no budget when the window floor needs to be heightened.
