Land use scope: east to the west line of the YZ00-0803-2027 plot, south to the north red line of the planned Siyi North Road, west to the east red line of the planned Yingyi Street, and north to the south line of the YZ00-0803-2025 plot. From March 19 to March 27, 2024, our sub-bureau publicized the "Planning and Design Plan for the Shared Property Rights Housing Project of YZ00-0803-2025 Plot of Yinghai Town, Daxing District" online, and received a total of 3 pieces of feedback during the publicity period. Our sub-bureau organizes the implementation of the main body to study the feedback, and hereby notifies the relevant acceptance as follows:

1. Feedback received: part of the fire climbing site occupies green space, please verify whether the green space rate meets the requirements, because the fire climbing operation surface needs to meet the load requirements after the erection of the fire truck, so the green space can not meet its load, and the hardened pavement needs to be met, according to the "Rules for the Calculation of the Area of Affiliated Green Land for Construction Projects in Beijing" The land within 1 meter of the edge line of the road (road width ≧ 3 meters) is not included in the area of green land attached to the construction project, so the 1m range around the fire fighting site cannot be included in the green space rate, which must be corrected.

Applicant's opinion: After the review of the design unit, there is no situation that the fire climbing site occupies the green space, and the greening design of the project implements the relevant requirements of the "Rules for the Calculation of the Area of Affiliated Green Land for Construction Projects in Beijing (Trial)" (Jing Lu Gui Fa [2012] No. 6).

Opinions of the sub-bureau: After the landscaping plan of the project is submitted to the landscaping department for review and approval, the follow-up procedures will be promoted.

2. Public feedback: The residential building No. 25-1 on the north side does not meet the requirements from the planned Yingxin Road, and in accordance with the relevant provisions of the "General Principles for the Planning and Design of Construction Projects in Beijing" 2.3.2 The distance between the red line of the planned road is not less than 3m, and the building must be adjusted at least if the red line is not less than 3m, which does not meet the requirements and must be adjusted.

Applicant's opinion: The width of the red line of the planned Yingxin Road is 30 meters, and there is a 10-meter-wide planned green space between the construction land of the project and the planned Yingxin Road. The building height of Building 25-1 is 41.55 meters, and the setback distance of Building 25-1 meets the requirements in accordance with 2.3.2 of the General Principles for Planning and Design of Construction Projects in Beijing.

The opinion of the sub-bureau: The opinion of the applicant unit is true and shall be accepted.

3. Feedback received: the construction unit, after investigation as a state-owned enterprise, the design bidding should be open bidding, the design bidding work of the project has not been completed, the design unit should not be determined in theory, does not have the conditions for reporting to the planning and drawing review, has it been privately colluded or set the design unit? should be in the design of the public bidding at the end of the design unit with the winning bid before having the conditions for planning review, and then in the planning publicity.

Applicant's opinion: At this stage, our unit has signed a program consulting contract, and the amount does not meet the requirements of public bidding. In the later stage, our unit will sign a design bidding contract according to the procedures in accordance with the provisions of public bidding, and the design unit that wins the bid will carry out the construction drawing design.
