In the Boyang community of Dinghai Road Street, the old building "Longchang Building" in its 30s stands in the wind, with mottled walls and old public facilities stained with traces of time. The reporter visited and learned that there is an area of about 20 square meters on each floor of the building that has not been used, and at the same time, "public space is crowded, lighting is insufficient, and pipelines are exposed" in the aisle from time to time, which not only obstructs traffic, but also has potential safety hazards, which makes more than 370 residents living in the building distressed.
Focusing on the actual needs of people, this year, Dinghai Road Street and Shanghai Kongjiang Middle School carried out a micro-renovation project of the public space on the 10th floor of the Longchang Building.
"Old buildings and new halls" to create a people-oriented "embedded" community governance model
The micro-renewal of old buildings is not like a drastic demolition and reconstruction, which not only solves the "visible" spatial problem, but also solves the "invisible" community governance problem. In order to fully understand the needs of the masses, at the beginning of the project, the cadres of the Boyang Neighborhood Committee conducted in-depth and detailed research on the situation of the building and the personnel structure, and extensively solicited the opinions of residents. Through questionnaires, discussions, individual interviews, etc., we focused on understanding the thoughts, hopes and thoughts of residents.

In the process of collecting and sorting out the opinions of residents, the cadres of the Boyang Neighborhood Committee found that most of the residents' "wishes" are closely related to spiritual and cultural needs. In most previous community micro-renewal projects, these soft needs were often placed after the renovation of hardware facilities, which was passed away, making many renovations simple forms and losing more humanistic care. After clarifying this idea, the neighborhood committee took "old buildings and new halls" as the theme of this community micro-update, and added "cultural embeddedness" while "functional embedding and structural embedding" to create a new model of people-oriented "embedded" community governance.

How to explore the connotation of community culture in a limited space and create a good-neighborly living room that residents like to see? To this end, the street relies on the "five social associations" to raise renovation funds and carry out community co-governance. In the process of carrying out the project, the neighborhood committee mobilized residents to actively carry out self-government, donated decorative ornaments, organized the cleaning of the corridors, and provided basic materials and environmental conditions for the renovation project.
In order to meet the "soft needs" of residents, the street has also joined hands with Shanghai Kongjiang Middle School Cultural and Creative Center, the first laboratory focusing on "cultural creativity" in Shanghai, to discover the secret of the rejuvenation and development of old buildings through the whimsical ideas of the children after the school's "05".
Before starting the transformation, Wang Duyi, the person in charge of the Cultural and Creative Center of Kongjiang Middle School, took the students to have a first experience of community walking, and carried out a large survey on the needs of "post-05 high school students and post-50s aunts and uncles", and the students used the method of "comics + text descriptions" to vividly record the opinions and suggestions of aunts and uncles, make portraits of residents, and accumulate preliminary ideas for design.
In the public space on each floor of the Longchang Building, children can always find the figure of "chairs". Backrest chairs, chaise longues, rattan chairs, armchairs...... These chairs are objects that residents touch 30% of their daily lives. The concave curvature of the rattan chair, the wear of the chair legs, and the light and shade of the color of the chair side are not only the imprint of residents' lives, but also permeate the texture of humanity. To this end, the teachers and children took the "chair" as the starting point to create a good-neighborly living room with the theme of "green waters and green mountains" for the residents.
During the renovation process, according to the shape of different seats, the children also combined with the actual needs of residents, and skillfully integrated the tulips of Yangpu Riverside and the stray cats of the community into the pattern design, so that the old objects could rekindle the vitality of community development. "We used the combination of mountain shape and Taihu stone as the background board of the new hall, and in terms of materials, we specially used discarded packaging cardboard to cut into different postures of mountain and stone board surfaces to create a community living room full of life. "I really didn't expect the children to be so creative, and basically all our requests can be presented in this new hall. Yun Jinmei, who was nesting in a rattan chair and "playing a sweater", told reporters while chatting with her little sister.
