A few years ago, Wanda Group once shouted for asset-light transformation, however, unconsciously, it has embarked on the road of selling assets.

It's all about debt.

The golden age of real estate is gone, and many real estate giants have encountered the same problems, but Wanda's situation is more special.

Wanda's main business areas are numerous, not only real estate business.

After Wang Jianlin sold his assets, what high-quality assets does Wanda have left?

Wang Jianlin "rebalanced"

In July 2023, Wanda Investment transferred 49% of its equity to Shanghai Ruyi Film and Television for a transaction consideration of 2.262 billion yuan.

Five months later, in early December 2023, Shanghai Ruyi Film and Television acquired the remaining 51% stake in Wanda Investment.

In fact, the actual controller behind Shanghai Ruyi is Ke Liming, a company formerly known as Hengteng Network, a joint venture between Evergrande and Tencent. In October 2020, HengTen Network wholly acquired Ruyi Pictures through allotment and issuance of shares, subscription of shares, etc.

After the equity transfer, Wanda Film was completely sold, and the film company was decoupled from Wang Jianlin.

Why Wang Jianlin sold his assets to Ke Liming, the specific inside story is unknown. The transferee is a relatively mysterious figure, Mr. Ke worked as a senior analyst at a Hong Kong hedge fund management company in his early years, took over Ruyi Pictures in 2009, and then dominated the capital market as an investment tycoon.

Wang Jianlin's "rebalancing" of Wanda's business territory is not an isolated case.

At the end of May this year, it was reported that Wanda Group was considering evaluating the sale of 20 shopping malls in Shanghai, Jiangsu, Zhejiang and other places. It is reported that Wanda was seeking a valuation level of about 700 million to 800 million yuan for each project at that time, in order to ease the financial pressure.

At the beginning of December this year, the market once again reported that Wanda Group was trying to "replace" its liquidity, and planned to sell its Wanda Plaza in first- and second-tier cities, with the counterparty being an insurance institution.

After the above series of actions, Wanda announced the news of "salvation".

On December 12, PAG and Dalian Wanda Commercial Management Group jointly announced the signing of a new investment agreement. PAG will work with other investors to reinvest in Zhuhai Wanda Commercial Management after redemption by Dalian Wanda Commercial Management Group at the end of its 2021 redemption period.

Wanda's potential financial crisis can be said to have been temporarily eliminated.

What are Wanda's good assets?

First, there was the liquidity problem, then there was a dazzling array of asset sales and inquiries, followed by investors announcing reinvestment.

The question that investors cannot ignore is that Wanda Group's sale of assets is in line with business logic, but how much is the value of the assets in its hands?

In other words, if he encounters new problems in the future, what else can Wang Jianlin sell?

The industry of Wanda Group is divided into three parts, namely the business management group (commercial operation and management based on Wanda Plaza), the cultural tourism group (film and television production, sports, and children's industry enterprises represented by Baby King) and the investment group (investment and development of Wanda Plaza, Wanda Hotel, Wanda Cultural Tourism City, Wanda Town and residential projects).

It can be seen that the linkage between the business management group and the investment group is very strong, similar to an upstream and downstream relationship, and it is highly sensitive to the trend of the real estate and large consumption industries.

We can basically infer that assets with growth opportunities may exist in the cultural tourism group sector.

First of all, let's look at the film and television group business.

Wanda Film bore the brunt, the company was listed on the A-share market in 2015, and as of December 31, 2022, the company has 845 theaters in operation in China, with 7,112 screens.

The financial report disclosed that in the first three quarters of this year, Wanda Film's revenue was about 11.348 billion yuan, an increase of 46.98% year-on-year, and the net profit was about 1.115 billion yuan.

It's quite profitable!

In addition, Wanda also owns Wanda Film and Television Media, which produces film and television, Wuzhou Distribution, the previously acquired American Legendary Pictures, and a theater chain in Australia.

The company, called Hoyts Cinemas, is the second-largest cinema chain in Oceania, with 54 theaters and 472 screens in Australia and New Zealand, and is controlled by Wanda Films, which was previously acquired for 2.246 billion yuan.

According to the 2022 annual report, the overseas subsidiary Hoyts has recovered well, achieving a box office of 1.24 billion yuan, an increase of 67.6% over the same period of the previous year, and 15.3 million moviegoers, an increase of 61.9% over the same period of the previous year.

It can be seen that the contribution of this overseas asset to Wanda Film should not be underestimated.

Wanda Films is indeed a good asset, and it occupies a place in China's film screening, and the 7112 screens can also be said to represent its weight in the Chinese entertainment industry, but at present, it has been handed over to others, which more or less makes people feel a little "cheap".

Let's take a look at Wanda Baby King Group.

According to the official website, as of the end of September 2023, Baobaowang has opened a total of 424 stores, including 141 directly operated stores and 283 entrusted stores, covering more than 200 cities across the country, with more than 20 million members and a total of more than 1 billion people.

It can be seen that this company has a wide range of people, and this year it also signed the exclusive right to operate Pinocchio China, and is the global copyright holder of "Little Column Under the Sea". After all, parents are very "willing to spend money" on their children, and this must be a high-quality asset.
