Talent training needs to be transformed urgently
Professor Li Bin classified housing rental as a large accommodation format, which is the intersection of real estate, hotels, life services and other industries, and while the boundaries are constantly expanding, its demand and development model are also more complex.
The driving force of the housing rental industry is the new consumer demand generated by new consumer groups. The demand for accommodation is just needed, but for urban youth and foreigners, the industry carries people's yearning for a better life. "Paying close attention to the real pain points of the housing tenant group is the primary consideration for the development of new formats." Li Bin said.
From the perspective of development model, the housing rental industry needs to solve not only the accommodation problem, especially in the era of digital economy, it is an important field of technological innovation and application of big data, artificial intelligence, Internet of Things, etc., and it is also one of the important pillars of the modern life service industry. At present, the business model that has been explored involves finance, commerce, operation management, the institutionalization and large-scale development of housing leasing in the future, and it is also necessary to learn from the model of chain hotels, and the centralized management of decentralized apartments also depends on technical means to solve.
In this process, it is inevitable to give birth to jobs and people who need this part of professional services. Where talent comes from is closely related to the boundaries of the industry. In such an external environment, talent training also needs to change with the times. In the future, the talent training and output of the housing rental industry will not be able to rely on the original hotel management knowledge system, and the continuous input of high-level, compound and professional talents is the source of energy for the evergreen industry.
In the past large accommodation format, especially in hotel management as an example, talent cultivation is facing the dilemma of talent loss, and it is difficult to attract and retain outstanding talents in development space and welfare benefits, resulting in low overall education and academic qualifications. What kind of talents are needed for the development of the housing rental industry, and how to help talents take root in the industry and obtain a broader space for growth?
Based on this, Professor Li Bin introduced the current situation and trend of talent training in the international housing rental industry, he believes that the combination with real estate development management is a path that has been walked, there are relatively some deviations in China, more focus on real estate industry research and investment and financing research, but what can really make the industry land is management and operation talents, which is exactly what the industry lacks.

To cultivate professional talents, universities are an important part of the "output" with the ecosystem of enterprises, associations, governments, research institutes and other stakeholders. Universities not only serve as "upstream suppliers", but also as a dynamic link platform to assist talents to "go global", participate in rich industry practice, and "introduce" experience, integrate the industry frontier into discipline planning, and keep pace with the times to cultivate "symptomatic" talents for the industry.
Professor Li Bin proposed that it is necessary to create an open innovation ecosystem model for talent training, take complex and high-end operation and management as the training path, rely on the life service industry such as accommodation and health care, take operation management, consulting and research, and investment planning as the core skills, and take internationalization, compound type and high-end as the cultivation characteristics.

In addition to teaching traditional courses such as guest rooms, front desks, and catering, strengthen the understanding and application of emerging technology concepts such as the Internet of Things, artificial intelligence, big data, etc., to empower product and service innovation; cultivate operation management talents, such as lean management, community marketing, chain operations; enhance the development of real estate (property), investment and financing related knowledge and ability training, and increase the content of civilization, culture, lifestyle and other cultural tourism.
Cultivate international talents, so that they have the characteristics of Glorization, that is, they have both international breadth and domestic depth, can track and understand the development trend of international housing rental, and learn from the experience of brand operation, investment and financing, and community stakeholder management of internationally renowned apartments, housing rentals, rental communities, etc. It is not only necessary to graft international experience and practices into the domestic soil, but also to strengthen the in-depth understanding of the local market, system and culture, to connect with China's depth with international breadth, and to empower industrial practice with theoretical learning.
