As a demonstration community for demolition and resettlement, Yinzhou District Yujin Waterfront Garden adheres to the management methods of "grid management group service", "first question responsibility system" and "package film joint household system", and sets up convenient service maintenance points in the community, so that owners can enjoy property maintenance services without leaving home, focusing on improving owner satisfaction. Over the past few years, the collection rate of property service fees in the community has reached 95%, achieving a virtuous circle of property management.
The 27th Courtyard of Huanghe Street, Haishu District, has established a repair reporting system and an emergency response plan, strictly reviewed the professional skills and certificates of maintenance staff, and ensured the unity of personnel and identity. The property evaluates and scores the maintenance party of the community facilities and equipment every two months, and the maintenance party that does not improve in time for two consecutive times is reported to the company in time not to renew. The engineering personnel patrol the community every day, regularly check and make records, and report problems in time for repair. Customer service promptly replies to the owner's repair matters, establishes a data ledger, and makes it well documented.

The installation of high-altitude projectile cameras in Dangui Garden in Xiangshan County effectively curbed the phenomenon of high-altitude projectiles. At present, there are a total of 314 cameras, including 80 new security probes, and the surveillance video uses digital analog video, and the equipment function has been running well for 7 years.
In addition, face recognition, hanging dry powder fire extinguishing devices, thermal imaging thermometers, AED first aid equipment, owner-only APP, AI intelligent alarm software, illegal stop alarms, unmanned patrol machines and other technical equipment have gradually been introduced into property management, providing data support for property services and providing more intimate services for owners.
