Mr. Huang is a native of Baoji City and has a house, an above-ground garage and an underground storage room in a local neighborhood. Among them, the area of the house is 106.65 square meters, the area of the above-ground garage is 44.50 square meters, and the area of the underground storage room is 22.07 square meters. In November 2011, the relevant departments issued a notice to expropriate mr. Huang's house. In March 2012, the Demolition and Renovation Headquarters formulated the Measures for the Expropriation and Compensation and Resettlement of Residents' Houses in the Xx City Complex Demolition and Transformation Project and the Supplementary Provisions respectively. In the end, the court revoked the "Decision on Non-Compensation" made by the relevant departments against Mr. Huang, and ordered the relevant departments to compensate Mr. Huang xx million yuan within 30 days of the judgment taking effect.

In this case, although the garage purchased by Mr. Huang was not registered for change, it was approved by the seller, and later due to the forced demolition by the relevant departments, it was impossible to go through the formalities for changing the property rights, so Mr. Huang had the right to obtain compensation for the illegal forced demolition of the garage involved in the case. Secondly, for the storage room, Mr. Huang and the real estate purchased the storage room agreed that the two parties would not apply for a property right certificate, although the relevant departments did not approve, but they recognized that Mr. Huang's community was indeed developed and sold by it, so Mr. Huang also had the right to compensation for the storage room.

In fact, in real life, there are many situations similar to Mr. Huang, but this kind of behavior seriously harms the interests of the expropriated person. Therefore, when the expropriated person encounters such a situation, in addition to collecting relevant evidence materials in a timely manner, he must also promptly claim the losses caused by illegal forced demolition to his own legal property through legal channels, so as to avoid letting himself suffer losses in land acquisition and demolition.
