Since graduating in July 2018, I have rented a house five times, and now it is the fifth time, and after the experience of the first four times, I have also grown. Especially in finding a house, there are some of my personal insights and methods that can help you avoid the pit of "routine", high rent price, second landlord, and black intermediary to the greatest probability.
First time renting
The first house, I rented a direct lease of the property, through a certain city to see. The landlord was very nice not to let me take out a loan, and there was no service fee every month, but this situation is really rare in Beijing. The house is located in the athlete's apartment in the center of Pang Qingtong Jian's ice, and the landlord should have contracted the entire athlete's apartment with several people, but it was contracted by one hand, not the second landlord situation that belonged to an apartment. The apartment only three floors of the room to rent, the first and second floors need to be left for athletes to live, the rent is also particularly cheap, at that time a 28 square meters of only about two thousand five six, simple decoration appliances complete, there are also a one-bedroom a living room of more than 50 square meters of room, because it is just graduated, and the landlord negotiated to bet a pay one, but now it seems that it is not OK. The disadvantage is that the transportation is not very convenient, but there is a free parking space, and the friends who drive are very cost-effective. And after living for a long time, I personally will start to feel a little small, and as the salary increases, it is time to improve the living environment.
Second rental
So I rented the house in Gaobeidian, which was also the most pitted. First of all, the house is the whole building and the property package, the room type is roughly the same pattern, the decoration furniture is also equipped with a unified style, basically open rooms, very suitable for young people. The main thing is that the rent is a price that is paid one by one and does not require an intermediary fee, which instantly attracts me.
Third rental
When I signed the contract, I learned that this kind of pledge one payment is the need to rely on the situation of the rental loan to pay the repayment, that is to say, the rental company takes your personal information, borrows money through the Internet finance model, and the interest + principal of each month is the rent fee that I need to pay every month, and also adds a service fee of 100-200 per month, from which it can be seen that in fact, the naked rent of this house is much lower than the money I pay every month. And if you don't repay the loan on time every month, your personal credit will be affected, and you will also be harassed by various collection calls.
Fourth rental
However, after the apartment company obtained this huge loan to cash out, it was basically fat, in which case they were likely to copy and paste the next house to contract the rental of the next house. It's hard to guarantee that you'll give the money obediently to the landlord... Therefore, after paying off the loan in the first year of rent, I immediately quit the lease, although the deposit was deducted by the apartment for various reasons when I withdrew, but I did not want to entangle with them anymore.
Now the house
Since then, I have only recruited individual landlords to rent a house, except for the house rented directly by the landlord, all of which are not looking for, and renting is a loss!
Individual landlords can be on a certain fish and a certain city on the screening, even after the screening, there will be some intermediaries impersonating the east of the situation, this time to see the details of the house introduced, if written more officially, a look is the intermediary. If the writing is more colloquial, it is basically the landlord or subleased. There is also a more direct way, that is, directly call the past to ask, as long as it is an intermediary, it is best not to continue to chat, do not listen to the intermediary who says that there is no intermediary fee, it is impossible, because all intermediaries are going to make money. Then, before signing the contract, you must read the real estate certificate and carefully look at the content of the contract, which is very important for your future rights protection.
Through the continuous fermentation of the "thunderstorm" incident of an apartment, many landlords who are rented by small companies in the future may not be able to sit still, remind everyone, hurry out of the pit, choose the landlord direct rent, and do not be fooled by the apartment agency and some black intermediaries, deeply trapped in the routine.
