Recently, some popular foreclosure houses in Dongguan are experiencing frequent unsuccessful auctions and low-price transactions.
At 10:00 a.m. today (May 14), a large flat floor with a construction area of about 159 square meters in Xiping Century City International Mansion in Nancheng was still unsold at a price of about 4.69 million yuan.

According to the auction information published on the official website of Jingdong Auction, the house is located in Room 1301, Building VII-D-12, Phase II of Xiping Century City International Mansion in Nancheng, located on the middle floor, with a construction area of about 158.71 square meters, five bedrooms, two living rooms, two bathrooms and two balconies, and a ladder and one household design.

The total assessed price of the property is about 5.86 million yuan, which is equivalent to a unit price of about 37,000 yuan/㎡. The starting price of the first auction was the same as the appraisal price, attracting more than 3,400 onlookers and 127 people paying attention to the reminder, but no one signed up for the auction and ended in a failed auction.
Subsequently, the listing entered the second auction, and the starting price was lowered by about 1.17 million yuan, as low as about 4.69 million yuan, equivalent to a unit price of about 29,000 yuan/㎡.
The second auction also attracted everyone's attention, with more than 2,200 onlookers and 178 people paying attention to the reminder, but without exception, it was still "just watching and not buying", and no one signed up for the final auction.
Previously, the starting price of the second auction of a large flat floor of Century City International Mansion was about 3.14 million yuan lower than the market price, and it was finally successfully auctioned.

In other words, the starting price of the second auction of this house is directly discounted by 5% compared with the market price.
The second auction attracted more than 9,000 onlookers, 332 people set attention reminders, and 11 people registered. In the end, after 55 rounds of bidding, this house was sold at a total price of about 5.26 million yuan, which was about 260,000 yuan higher than the starting price of the first auction.

The second auction was reduced to about 990,000 yuan, which is equivalent to a unit price of only about 16,500 yuan/㎡, and it was still unauctioned, and it could only be sold at a price of 990,000 yuan.
Coincidentally, Vanke Golden Mile Huafu in Nancheng also has a legal auction house in the process of being sold.
The property is located on the second floor of Building 8 of the first phase of Jinyu Huafu, with a construction area of about 87 square meters, and the room gift rate is high. After the first and second auctions were unsuccessful, the house was sold at a price of about 2.24 million yuan, equivalent to a unit price of about 25,700 yuan/㎡.
However, since the auction house was put up for sale on April 19, it has attracted nearly 5,600 onlookers, and 317 people have set up attention reminders, but no one has signed up so far. Now there is more than a month before the end of the sale, I wonder if the property will be successfully sold?

However, due to the overall downward trend of the property market, the number of second-hand housing listings has surged, and the range of "price for volume" has become larger and larger, and the housing prices of Jinyu Huafu have also been pulled off the altar.

According to incomplete statistics, in the first quarter of this year, the number of foreclosure houses in Dongguan was about 762 units, and the number of transactions was about 142 units, with an unsold rate of about 82%.
Like second-hand houses, foreclosure houses are also in the cycle of housing price adjustment, and even foreclosure houses with high real estate popularity and high prices will face the embarrassing situation of unsuccessful auctions.
