After the article was released, many fans were disappointed that Hengli Island sold residential land again, but the plot of the Hengli Station TOD project that has been shouting "wolf is coming" has not been found.
However, the tribe learned through relevant channels that the land plot of the Hengli Station TOD project has also been included in the land auction plan of Nansha in 2024!
It is reported that the Hengli Station TOD project is located at the interchange of Line 18 and the planned Line 15 and Line 32, consisting of five plots around Hengli Station, with a land area of 66,690 square meters (100.04 acres), a total construction area of about 538836 square meters, and a plot ratio of up to 8.08.
Whether it is from the perspective of land area or construction area, compared with the land index shown in the "2023 Guangzhou Business Land Supply Blue Book" released last year, there has been a significant improvement.

According to the relevant design scheme, the Hengli Station TOD project adopts the planning structure of "one core, two centers, and three areas", and creates a large underground flat floor with smooth connection with the surrounding property space around the subway station hall, and uses the building gray space, sunken square and building atrium to introduce "scenery green" to realize the grounding of underground space.
According to public information, the concept of TOD on Hengli Island was first proposed in April 2021. At that time, the Pearl Bay Authority held an expert consultation meeting to plan the integrated design of TOD station and city on the surrounding plots of Hengli Station and Hengli East Station, so as to promote the integration of Hengli Station's transportation hub function and urban functions to the greatest extent.
Subsequently, in June, the Pearl Bay Administration officially launched the bidding for the "Integrated Design of Hengli Station and Hengli East Station TOD Station on Hengli Island", which made many people look forward to it for a while.
Since then, at the beginning of each year (including this year), the TOD plot of Hengli Station will appear in the construction land supply plan and land supply blue book announced by the Municipal Bureau.
On May 15 last year, the chief economist of the Pearl Bay Authority said in a live interview with the government that a number of key projects such as Hengli Station TOD and Lingshan Island Jianjian Commercial Water Street are planned to be implemented within the year (2023).
According to the chief engineer, the Hengli Station TOD project plans to build a super five-star hotel, headquarters office, super Grade A office building, TOD shopping center, special sightseeing + catering, business office facilities and conference multi-functional space, which will be promoted as a landmark of the regional industrial development center.
However, now that 5 months have passed since 2023, the TOD project of Hengli Station has not yet landed.
According to insiders, in 2021, Hrun did do market research on the commercial plot of Hengli Station, and the content direction was clear and clear. But the final result is known to everyone, Guangzhou's first Vientiane City landed in Baietan, and Guangzhou's first Vientiane World landed in Panyu Chimelong, and the Hengli Station TOD plot was finally abandoned by Hrun for unknown reasons.
However, it should be noted that according to the "Nansha District Commercial Network Plan (2021-2025)", the planned entry time of the Hengli Station TOD commercial complex project is 2031-2035, and the operator's self-owned commercial volume is about 120,000 square meters.
It's just three things! Now that the project plot has once again appeared in this year's land supply plan and blue book, does it mean that it will be able to land smoothly this year? If this is the case, then the "first commercial complex" project on Hengli Island is expected to enter the market ahead of schedule.
However, due to the commercial and residential nature of the land, it is not excluded that the developer may "sell the residential property first and then build the commercial", such as the Yuexiu International Headquarters Plaza project, which has not been built for more than ten years since the land was acquired.
