Contextual thinking
Shenzhen has been developing rapidly for 30 years, and a large number of old industrial parks have yet to be renewed. The traditional model of renewal is "demolition and reconstruction", which also spreads from the center of the city to the periphery of the city. Longcheng Industrial Park is the only industrial park in Longgang Central City, which is transforming from an industrial factory to a residential and high-tech office area. The start-up area of the project covers an area of 28,000 square meters, including No. 1-3 dormitory buildings in Longcheng Industrial Park and part of the podium of the investment building.

The Universiade North International Cultural and Creative Block Start-up Zone (Longcheng Industrial Park) project adopts the construction model of "government + state-owned enterprises + social subjects" tripartite joint investment and transformation, and professional operation of social subjects. The project is located in the core area of the Longgang Digital Creative Industry Corridor, and will become a new paradigm cultural and creative district built by gathering industry-university-research, cultural and creative highlands, as well as art hotels, youth apartments, creative offices, entertainment and commerce.

Design Concept
In participating in the planning of the renovation and renewal of the project start-up area, Shenzhen Financial Property and Lifang jointly put forward the design concept of "micro-renewal and heavy operation" after in-depth discussions. Due to the old property, the age of the dormitory, and the limited renovation funds, the renovation of the project start-up area itself does not have the renewal conditions for large-scale demolition and construction, so it is necessary to improve the external environment and reshape the interior function and space within the framework of the original structure. The design provides a more complete street style for the overall industrial park with a small renewal cost and a lower renovation cost. In this way, the block can be gradually renewed from point to point, and at the same time, it can also leave blank space for future operations.

Planning concepts
In the renovation and renewal of the project start-up area, we proposed the planning and design concept of creating a "low-density campus oasis" in a high-capacity and high-density urban environment. At the overall planning level, the strategy of "open block" is adopted, starting from the point, line and surface, corresponding to the three high-quality public spaces of courtyard, street and square, creating a public open space with a pleasant scale, and activating the city and the city.

Dragon City CC Creative District
The design of the creative block is based on the landscape concept under the banyan tree to create a new urban cultural and creative block that combines "local imprint" and "campus culture", and interweaves "cultural and creative IP" and "industrial economy". The collegiate landscape brings vitality and more possibilities to the neighborhood, and the oasis landscape breaks through the limitations of space and infiltrates greenery into every corner.

The sketches and lamps in the cultural and creative block embellish the environmental landscape, so that when people linger in this place, they will inadvertently find a specific pattern sketch, enriching the landscape experience. The design concept is connected in the form of landscape into the commercial streetscape, so that people seem to shuttle through the fusion of the past and the future, the old and the new, which is nostalgic and new for the city.

Through the design techniques of "opening the ground floor" and "landscape placement", we improved the strategy of opening the block, combined with the placement of plants in each store, and transformed the scale of the existing street to design a pleasant pedestrian scale.

Architectural thinking
In the architectural design, we fully respect the original structure and basic characteristics of the building, and use light steel "plug-ins", the first floor to open up and function replacement to carry out micro-renovation of the old factory buildings. Color is also the focus of our entire architectural design, green is the "reverse color" of the red façade tile wall of the original factory building, we use green as the main color, which can be seen as the transformation of the building "from old to new". At the same time, the green color also contrasts with the existing blue-gray modern buildings in the surrounding area, and is combined with the art residency program to create an all-round "art oasis".

CIC Innovation & Creativity Center
The CIC Innovation and Creativity Center was renovated from the podium of the original investment building. The first floor is mainly equipped with an art exhibition hall, a creative bookstore and auxiliary offices; The second floor is the "core generator" of the entire innovation and creativity center: a multifunctional application space for different types of urban, brand and industrial activities.

The first floor of the CIC building is a transparent glass curtain wall, and the second floor façade adopts the practice of double skin, the outer layer is aluminum sheet mesh, and the inner layer is low-e glass. Due to the translucent nature of the aluminum pull plate mesh, it can effectively prevent the impact of glare on the multi-function hall while ensuring the amount of light entering the room. Between the sidewalks and the second floor façade of the building, we also created a lattice cavity that allows the lush banyan trees to stretch into the building.

The interior of the CIC Innovation and Creativity Center was created by Cooper Design and Liu Xiaodu, a teacher from Urban Practice, integrating academic forums, music, exhibitions, dramas, art and cultural salons, creative markets and other rich content, becoming the creative soul of the entire block.

Manxin Art Hotel
The Longgang Manxin Art Hotel, which was renovated from the No. 1 dormitory building, has evolved from a simple accommodation space to a new urban hotel demonstration that integrates accommodation and sojourn and art and cultural experience with the neighborhood. We break the inherent business atmosphere of the hotel, and make the whole hotel present more artistic texture. The façade of the original dormitory building is a gray-pink mosaic tile from the 90s, which has partially fallen off due to age. The building façade is wrapped in a light barrier using wavy perforated aluminium panels, visually reducing the weight of the entire building and making the rebuilt look stand out from the contrast between the old and new design languages.

At the beginning of the design of the scheme, we set up various types of "architectural plug-ins" for different functional scenarios, such as "customized rooms" for the top floor of the hotel, "shared lounges" for offices, and "meditation spaces" for apartments. At the end of the construction, although only the plug-in shape of the hotel was retained, it was perfectly presented as the first display area of the entire block.

Another focus of the hotel is the inner courtyard. The original structure and façade of the inner courtyard were cleaned to increase the openness and comfort of the space, while maintaining the privacy of the hotel guest room corridors. The second-floor platform serves as the outdoor public space of the hotel, adding a wild atmosphere to the hotel.

The lobby of the hotel has been transformed into an art lounge, with 6-meter-high ceilings and roof skylights to make the space open and relaxed, and people will immerse themselves in the unique art flow with the display of artworks. The interior design of the hotel is created by Mr. Guo Qipeng, according to the concept proposed by Shenrong - "Let the Art Hotel Become the Home of Artists", the retro green, milky white and brown tones create a warm and soft feeling, with smart soft decoration, showing thoughtful intentions.

CC Apartments
The Longcheng CC Apartment, which was transformed from the No. 3 dormitory building, is different from ordinary dormitory buildings, and now it has been upgraded to a new habitat for youth art and culture. Under the limited cost conditions, we cleaned up the original structure of Building 3, sorted out various lines and pipes, and made the façade of the apartment more tidy. The apartment building includes a gymnasium, dining and retail to maximize the daily leisure, entertainment and social experience of young people.

The renovation of Longcheng Industrial Park hopes to gradually activate the entire block "from point to surface", provide multi-functional application space for different types of urban, brand and industrial activities, and adapt to the artistic activities of different groups of people, so as to promote the transformation of urban space in Longcheng Industrial Park.
