Since the beginning of this year, the Jingdelu residential area, which is managed by four properties in a decentralized manner, has completed the merger of sporadic properties, and handed over the three properties that were originally scattered and complicated in the management scope to Rongwei Property. Since the completion of the merger, the telephone repair report has been responsive, the problem feedback has been adjusted immediately, the chaos of the original property prevarication has been swept away, the quality of life of the residents has been significantly improved, and the community environment has also undergone gratifying changes.
Before remodeling
Jingdelu residential area is a typical sporadic old community, the community sanitation environment is dirty, the water and electricity facilities are aging, the property service is seriously not in place, the small area is managed by 4 property companies, and there is even an embarrassment that two property companies are jointly responsible for the corridor. "Every time I call, I can't find anyone, and I haven't seen the property. As soon as the problem is fed, there will be all kinds of prevarication!" Chen Lao Bo told reporters that in desperation, finding the neighborhood committee when there is a problem has become the only outlet for residents to solve their life problems. Originally, the content of property services had to be undertaken by the neighborhood committee, and in the long run, the staff of the neighborhood committee were also overwhelmed.
After the transformation
The reason for this is that the chaos of property shortage that has plagued Jingdelu for many years is related to factors such as the confusion of property ownership and the imbalance of income and expenditure of property fees. Originally, in addition to the 106 residents of Songle Community, which has unified and improved the property management specifications after the old renovation and is managed by a property, the remaining Jingde Road Community, Lane 54 Community and Zhongshan Middle Road 4 corridors belong to 3 property companies, and even 18 residents in a corridor, 11 belong to Gongxiao Property, and 7 households are responsible for Songsheng Property. Under the chaotic management and service relationship, the property fees ranging from 0.18 yuan to 0.29 yuan per square meter, and the frequent lack of payment of property fees cannot support the quality of property services at all, and the neighborhood committee has no choice but to pick up the heavy burden of coordinating and solving the residents' livelihood needs.
In order to try to improve the property service level of the residential area, at the end of 2023, the Jingdelu residential area completed the property merger through consultation and other related procedures under the leadership of the sub-district urban construction center. From December 1, residential buildings outside the Songle community will be taken over by Rongwei Property, which belongs to the street, and efforts will be made to optimize property services and improve the happiness index of residents under the condition that the property fee does not rise temporarily.
"The kitchen drains in our house are all blocked, and we can't cook tonight!" One night after the takeover was completed, Aunt Lu, a resident of Lane 54 of Zhongshan Middle Road, reported the situation in the WeChat group. The staff of Rongwei Property, who saw the news, immediately rushed to the scene to check the situation and found that the sewage main pipe had not been cleaned for a long time, and the blockage was serious. The situation was fed back to the company, and Rongwei Property immediately transferred more than 10 people to assist in dredging, and it took more than 3 hours to open the sewage main. The next day, Rongwei Property arranged staff to carry out a comprehensive cleaning and dredging of the sewage main in other areas of Lane 54 of Zhongshan Middle Road, completely solving the problem of poor drainage and frequent blockage in residents' homes.
"The most obvious change is that I can find someone on the phone! It didn't take long for me to hang up the phone, and there was feedback and change in the problem. Uncle Chen told reporters that since the merger of the property, the water pipes and sewers at home are blocked, and a phone can call people, and he fed back the parking chaos at the entrance of the community a while ago, and the isolation pile was installed after a few days, and the parking phenomenon is gone, and the residents are safe and convenient to enter and exit. The property service is in place, and the neighborhood committee has finally relieved itself of the burden and focused on its daily work. "After so many years, I can finally take a breath!" said Shao Juan, secretary of the general party branch of the Jingdelu residential area, with emotion.
