Recently, the Evergreen Primary School project in Tianning District ushered in new progress.
The project is one of the livelihood projects in Tianning District in 2024. According to the official public account of Splendid Tianning, the civil works of Evergreen Primary School are basically completed, and the fine decoration is entering the site for construction, and it is expected to complete the completion acceptance and delivery next year.
Evergreen Primary School is located in the east of Hongjing Road, south of Zongjiatang Road, west of Wantang Road and north of Xiaozhuang Road, with a land area of about 38,882 square meters, a total construction area of about 37,549 square meters, and a school scale of 48 classes.
The project mainly constructs 6 buildings, synchronously supporting basements, can park 200 cars, and the school will implement group school running with Juqian Street Primary School.

At the same time, the construction project of Xiaozhuang Road (Lijiatang Road-Hongjing Road), which is a supporting road, has also been included in the livelihood projects of Tianning District this year.
The project covers an area of 9,534 square meters, the new road is about 620 meters long, and the ancillary municipal engineering and traffic facilities are implemented simultaneously.
The Qinglong sector, where Evergreen Primary School is located, is a high-end residential area that Tianning District has focused on building in recent years. Falling to the micro location, this belongs to the Dongfeng area within the Qinglong plate.
In September 2023, some plans for the Dongfeng area will be adjusted.
The main reason is to change the nature of the land use of a commercial and residential land and adjust it to residential land, and there are also some public supporting land that have been slightly adjusted.
The adjusted control regulations also provide a higher top-level design for the entire area. For example, the new landscape vision control of Longcheng Avenue and Tianning Pagoda, Dongfang West Road and Tianning Pagoda can fully penetrate into a wider range.
On the whole, the land use planning of the entire Dongfeng area is actually a typical residential area. In addition to kindergartens, primary schools, junior high schools and other educational facilities, there are also neighborhood centers, parks and green spaces, and riverside green corridors.
At present, the main new houses for sale in the area are Yamato Jiuyue and Poly Tianjun, all of which are deeply improved real estate. The former is a large flat floor and an innovative high-ceilinged sky villa, and the latter starts with a 169-square-meter bungalow product, and the product attributes are very pure.
According to the progress of the project in March of Yamato Jiuyue, the road network in the area is currently being improved, and the evergreen primary school has also begun to take shape, and the planned kindergartens, junior high schools and vegetable farms and other basic facilities are relatively concentrated, and will be put into use one by one in the future, which will also greatly improve the livability of human settlements.
At the level of the entire real estate, due to the connection between Tianning Old Town and Tianning New Town, the real estate market performance of Dongfeng Area in recent years has also been in an advanced state.
The first residential land in the Dongfeng area was successfully sold, and 6 real estate companies competed, and finally won by China Overseas with a premium of 24.7%. And this parcel of land is a resettlement plot, that is, Dongfeng 1 and 4 plots, which also set a precedent for the high premium of resettlement land in Changzhou.
Next, China Overseas won the second and third plots of Dongfeng at a price of 11,959 yuan/㎡, which is also the first commercial housing land in Dongfeng area after the reopening of Changzhou land. The development project of Hai Yunyue has been delivered, and the average price of the new house in the real estate is about 21,100 yuan/㎡ during the sales period.

Poly Real Estate won the fifth and sixth plots of Dongfeng in the plate, and the saleable residential floor price of the plot was 15,784 yuan/㎡. This is also the first low-density land in the area, with a maximum plot ratio of only 1.6, and the later development of the plot Poly Tianjun is also a pure low-density residential area, with only bungalows and stacked villas, and the average price of the houses sold in the early stage is about 24,070 yuan/㎡.
It can be seen that although the market has been in a period of bottom consolidation in recent years, the new housing products in the area have continued to advance.
