The objects of this planning adjustment are the 15 neighborhoods of JDC3-0301 unit and the 23 neighborhoods of JDC3-0501 unit in Anting Town, Jiading District.
Location map
15 neighborhoods: east to East Ring Road, south to Fangzhong Road, west to Changfan Road, north to Yining Road, with a total land area of about 32.41 hectares.

23 Neighborhood: east to Qin'an Road, south, west and north are the boundaries of Shanghai, with a land area of about 9.27 hectares.

Plan to adjust the background
In order to connect with the "Implementation Plan for the Relatively Concentrated Residence of Farmers in Anting Town, Jiading District" (2022-2025), undertake the relocation and resettlement needs of farmers in Anting Old Street and Tamiao Village, and provide corresponding supporting service facilities, and at the same time connect with the latest Shanghai boundary, it is proposed to adjust the land use nature, building height, floor area ratio and other indicators of the relevant plots of the 15 neighborhoods of JDC3-0301 unit of Fangtai Community in Anting Town and the 23 neighborhoods of JDC3-0501 unit of Anting Old Town, so as to provide a legal basis for the next step of construction.
Plan for adjustments
15 neighborhoods of Fangtai Community
1. The land use has been approved by the town master plan to adjust the nature of the land use. First, in order to solve the parking demand of Songhe Cemetery on the north side of the plot, the nature of the land of plot 15-02 has been adjusted from urban development reserve land (X) to social parking lot land (S3), the land area remains unchanged, and a management room with a construction area of 650 square meters (including 1 public toilet) will be provided in the plot. Second, in order to ensure the demand for resettlement scale, the 15-09 plot was adjusted from a mixed commercial and residential land (Rr3C2) to a three-class residential group land (Rr3), with the same land area, and the 150 public parking spaces supporting the plot were cancelled.
In order to improve the regional transportation service capacity, it is planned to add plot 15-13 as a plaza land (S5) as a public passage space between plots 15-03 and 15-07. In addition, the boundaries of plots 15-03, 15-04, 15-05, 15-06, 15-07 and 15-11 were fine-tuned in light of the title situation and the approved special plan for the blue line of the river.

2. The development intensity and building height shall be implemented in the approved town master plan, and the plot ratio of plot 15-07 will be adjusted from 1.6 to 1.8. In terms of building height, the height zoning determined by the unit planning is connected, and the building height of plot 15-07 is adjusted from 50 meters to 60 meters in the original control regulations.
3. The public space is planned to add a 24-hour public passage open to the public in plots 15-07 and 15-09, with a width of 8 meters, and the cross-river part is set up as a bridge. It is planned to add a new bridge across the Fengshou River between plots 15-07 and 15-09, with a width of 8 meters.
23 neighborhoods of Anting Old Town
1. The land use has been approved by the town master plan to adjust the nature of the land use. The first is to adjust the nature of the land of plot 23-02 from the land of junior high school (Rs3) to the land of three types of residential groups (Rr3), and the plot of 23-03 is divided into two plots, 23-06 and 23-07, of which the land plot 23-06 is adjusted from the reserve land (X) to the three types of residential group land (Rr3), and the plot 23-07 remains unchanged from the reserve land (X). The second is to connect the management and control requirements of the Changji Road green belt in the unit planning, and split the 23-01 plot into two plots, 23-04 and 23-05, of which the 23-04 plot keeps the primary school land (Rs4) unchanged, and the 23-05 plot is the public green space (G1) of the Changji Road green belt with a width of 5 meters. At the same time, the boundaries of plots 23-02, 23-04 and 23-05 were fine-tuned in combination with the title and town boundaries.

2. The development intensity and building height shall be implemented in the approved town master plan, and the plot ratio of the residential plots planned 23-02 and 23-06 shall be 2.0, and the building height shall be 60 meters.
