Today (28th), the project plan for the 54-class nine-year school project of 06-02 primary school and 06-03 junior high school in Zhaoxiang Town, Qingpu District was announced (hereinafter referred to as the "nine-year consistent school project").
The "Nine-Year Consistent School Project" in Zhaoxiang Town is located in the northwest of Jiahuan Road and Yinggang East Road, and belongs to the town's township unit.
The total land area of the project is 41,664.11 square meters (about 62 acres), of which the 06-02 primary school plot covers an area of 21,991.72 square meters, and the 06-03 junior high school plot covers an area of 19,672.39 square meters.
The "nine-year school" is mainly composed of two corridor teaching buildings, the 06-02 primary school plot is equipped with a large playground (football field), 2 basketball courts and 2 volleyball courts in addition to a corridor teaching building, and the 06-03 junior high school plot is also planned to have a large playground (football field), 2 basketball courts and 1 volleyball court in addition to a corridor teaching building.
The "nine-year school" has 54 classes.
The total construction area of the project is about 44,348.21 square meters, the above-ground construction area is about 39,997.96 square meters, the underground construction area is 5,181.35 square meters, the building height is 21.15 meters, the highest is 5 floors, and the underground floor is one floor (only 06-02 plot).
The three plots on the east side of the project, namely B3A-01, B3A-02 and B3B-01, are residential projects under development by Xiamen ITG.
In December 2022, Xiamen ITG won the above three parcels of land at a total price of about 3.308 billion yuan, with a premium rate of 8.96%, a transaction floor price of 24,484 yuan/square meter, and a unified real estate linkage price of 54,500 yuan/square meter.
According to the above-mentioned three residential land transfer documents, the "nine-year school" will be funded by the bidder, namely Xiamen International Trade Center, and will be built at the same time as its residential project and delivered at the same time.
