The briefing shows that in December 2018, Vanke achieved a contracted sales area of 4.387 million square meters and a contracted sales amount of 63.01 billion yuan; from January to December 2018, the company achieved a total contracted sales area of 40.377 million square meters and a contracted sales amount of 606.95 billion yuan.
At the same time, Vanke also disclosed 22 new projects added by the company since the disclosure of the sales briefing in November 2018.
Of the 22 new projects added in December 2018, one was located in Xi'an.
According to the information disclosed in the briefing issued by Vanke on the same day, the newly added project in Xi'an is located in the Chanba Ecological Zone, with a total area of 211 mu, a comprehensive plot ratio of 2, a floor area of 288,000 square meters, and Vanke owns 70% of the interest in the project.
It is reported that the new addition project of Xi'an Chanba mentioned by Vanke in the briefing is suspected to be the land parcel acquired by Xi'an Zehe Real Estate Development Co., Ltd. in December 2017, which is vanke's jade lan'an project.

According to public information, on December 21, 2017, Xi'an Zehe Real Estate Development Co., Ltd. bid for CB3-1-84 and 85 plots for 101265 million yuan.
The plot is located south of Expo Avenue and east of Jindi 5th Road in Xi'an Chanba Ecological Zone. CB3-1-84 parcel net land area of 124239.41 square meters (equivalent to 186.359 acres), land use for residential land, commercial services (shared parcels), plot ratio is not more than 2.0 is not less than 1.5, building density is not more than 25%, green space rate is not less than 35%. Among them, 120,511.90 square meters of residential land (equivalent to 180.768 mu) were transferred, and 3,727.51 square meters (equivalent to 5.591 mu) of land used by the transferor. The use period of residential land is 70 years, and the use period of commercial land is 40 years. Cb3-1-85 parcel net land area of 16497.08 square meters (equivalent to 24.746 acres), land use for commercial use, the plot ratio is not more than 2.4 is not less than 2.0, the building density is not more than 40%, and the green area rate is not less than 25%. The service life is 40 years. The above-ground construction area is not more than 39593.6 square meters, of which the construction area of high-star hotels is 39593.6 square meters. After the completion of the project, if the hotel does not reach four stars or above or the construction area does not reach 39593.6 square meters, the bidder needs to pay the preferential land price. According to the Notice of the Xi'an Municipal People's Government on Issues Related to Further Stabilizing the Development of the Housing Market (Municipal Government Fa [2017] No. 51) and the overall planning and layout of the Xi'an Chanba Ecological Zone, the construction of rental affordable housing in parcel CB3-1-84 adopts the centralized construction of the relocation site, and the standard of the construction fee for the relocation of the land is 5500 yuan / square meter, and the bidder shall sign the "Agreement on the Centralized Construction of the Rental Affordable Housing in The Xi'an Chanba Ecological Zone" with the Administrative Committee of the Xi'an Chanba Ecological Zone within 10 working days from the date of the transaction.
Parcel CB3-1-84 is equipped with rental affordable housing in the proportion of 5%, which means that the area of rental affordable housing that needs to be built on the plot is 12423.941 square meters. According to the standard of 5500 yuan / square meter of the construction fee for the relocation of land, it means that the construction fee for the rental type affordable housing that needs to be paid for the plot is about 68.3317 million yuan.
Coupled with the land price of 101265 million yuan, the comprehensive land cost of this 211 mu of land is about 108098 million yuan, equivalent to a land price of 5.123 million yuan / mu, and the floor price is about 3753.4 yuan / ㎡.
According to industrial and commercial information, Xi'an Zehe Real Estate Development Co., Ltd. (hereinafter referred to as "Xi'an Zehe Real Estate") was a wholly-owned subsidiary of Wuhan Hezhu Economic and Trade Development Co., Ltd. when it acquired the land.
In 2018, Xi'an Vanke Gongzhu Real Estate Development Co., Ltd. (Vanke Platform Company, hereinafter referred to as "Xi'an Vanke") acquired 70% of the equity of the project, and the other 30% of the equity remained under the name of Wuhan Hezhu Economic and Trade Development Co., Ltd.
Wuhan Hezhu Economic and Trade Development Co., Ltd. also pledged its 30% equity interest in Xi'an Zehe Real Estate to Xi'an Vanke.
Judging from the information such as land plot area, plot ratio and equity ratio, the CB3-1-84 and 85 plots of Xi'an Zehe Real Estate are exactly in line with the indicators mentioned in Vanke's briefing.
It is worth noting that in addition to the high-star hotels (four stars and above) with a construction area of 39,593.6 square meters on the ground, the land plot also stipulates that according to the "Implementation Plan for Accelerating the Development of Prefabricated Buildings in Xi'an", the parcel should be built according to the proportion of not less than 20%.
From the location of the plot, it is in the current Chanba Ecological Zone hot plate Expo Avenue plate, Huaxia Cultural Tourism, Sand Ship Oleai, Chanba Five Small, Silk Road Convention and Exhibition Center, Bahe Park, etc. are all within easy reach, and the surrounding key buildings include Gulfstream, Evergrande Royal View, Ziwei Garden Island, Zhenye Bergan, etc.
The project will be the fifth property of Vanke in Xi'an Chanba Ecological Zone after Vanke Golden Mile East County, Vanke Golden Mile Blue Bay, Vanke Yue Bay and Vanke Emerald Bay.
