1. The sales prices of newly built commercial residential buildings in all tiers of cities decreased month-on-month and rose and fell year-on-year

On a month-on-month basis, in November, the sales prices of newly built commercial residential buildings in first-tier cities fell by 0.3% month-on-month, the same rate as the previous month, of which Beijing, Guangzhou and Shenzhen fell by 0.1%, 0.9% and 0.8% month-on-month respectively, and Shanghai rose by 0.6% month-on-month. The sales price of newly built commercial residential buildings in second-tier cities decreased by 0.3% month-on-month, an increase of 0.1 percentage points from the previous month. The sales price of newly built commercial residential buildings in third-tier cities fell by 0.4% month-on-month, 0.1 percentage points narrower than the previous month.

From a year-on-year perspective, in November, the sales price of newly built commercial residential buildings in first-tier cities increased by 0.3% year-on-year, down 0.1 percentage points from the previous month, of which Beijing and Shanghai increased by 1.9% and 4.7% year-on-year respectively, and Guangzhou and Shenzhen decreased by 2.4% and 3.1% year-on-year respectively. The sales price of newly built commercial residential buildings in second-tier cities rose by 0.2% year-on-year, down 0.1 percentage points from the previous month. The sales price of newly built commercial residential buildings in third-tier cities fell by 1.6% year-on-year, an increase of 0.1 percentage points from the previous month.

Second, the sales prices of second-hand residential buildings in all tiers of cities showed a downward trend month-on-month and year-on-year

From a month-on-month perspective, in November, the sales price of second-hand residential buildings in first-tier cities fell by 1.4% month-on-month, an increase of 0.6 percentage points from the previous month, of which Beijing, Shanghai, Guangzhou and Shenzhen fell by 1.4%, 1.5%, 1.0% and 1.5% respectively. Second-hand residential sales prices in second- and third-tier cities fell by 0.7% and 0.8% month-on-month respectively, an increase of 0.2 percentage points from the previous month.

From a year-on-year perspective, in November, the sales price of second-hand residential buildings in first-tier cities fell by 2.9% year-on-year, an increase of 1.0 percentage points from the previous month, of which Beijing, Shanghai, Guangzhou and Shenzhen fell by 1.4%, 3.3%, 4.3% and 2.5% year-on-year respectively. Second-hand residential sales prices in second- and third-tier cities fell by 3.6% and 3.9% year-on-year respectively, an increase of 0.3 percentage points over the previous month.
