Hello everyone, I am Pengo, I have lived and worked in Algeria in North Africa for 12 years.

Last year, I spent 10 million yuan to buy 7,300 mu of freehold agricultural land here. (One-time buyout, after buying, there is no land rent, and Algeria has no land tax) 10 million yuan / 7300 acres = 1369 yuan / mu
Everyone feels this price, do I lose or earn? I don't know whether I lost or earned, I know that after spending 10 million yuan to buy land, my subsequent capital chain is about to break.
Previously, I mainly did construction in North Africa and helped local owners develop real estate. But in the past two years, the real estate market has not been good, and even Evergrande has not been able to stand up. I've also been thinking about transformation, and I've been working in Algeria all these years, and I've had some money in my pocket. After much thought, I decided to invest in agriculture.
Picture of my 7300 acres of land
The land in this picture is the 7300 acres of land I bought. The whole ground, the actual boss, the picture can not be taken, this is only a part of the middle, but also continue to extend to both sides, the middle of the ground with a road.
I had never done farming before, and after the land was bought, I thought I could lie down and count the money, but trouble ensued, and I completely jumped into the sinkhole of agriculture.
Buying land in Algeria is indeed cheap, but if you want to really develop the land, you need to complete a lot of formalities.
First of all, when you buy land, you have a property right certificate, but you still need to continue to apply for a land use certificate. To apply for a land use certificate, I need to find a design institute that specializes in drawing land drawings and completely mark the boundary of my 7300 mu of agricultural land from the map. This work, but also need to go to the local land bureau to adjust the drawings, because the land is large, the detailed 2 drawings are actually more than 150 pages, from the government to adjust the drawings is to spend money, back and forth to spend more than 30,000 yuan.

Secondly, a building permit is also required. This is for the next step of building the base of the farm. This requires finding an architectural design institute and drawing both reinforcement drawings and decoration drawings. Full of 2 large boxes.

All drawings are packed in 2 large boxes
Third, it is necessary to do a well drilling permit for a 7300-acre farm, and with the well drilling permit, the farm can dig a well. The information of this well drilling license is about 70 pages, and then it is necessary to hand over 4 departments, each department is 2 points, that is, 70 * 4 * 2 = 560 pages

Finally, I have to do a power permit and ask the power bureau to give me a quote. The electricity bureau said that from the nearest pole pull to my farm, there was a total of 3.5km, which required more than 12 million dinars. (More than 400,000 yuan) But now the Algerian government encourages the development of agriculture and can apply to the government for subsidies. After the subsidy application is down, I only need to pay 800,000 dinars of transformer money, and the rest is borne by the government. There is a policy, but the procedures are complicated, do you think it will be easy for the Algerian government to pull out 12 million dinars?
The electric power bureau quoted more than 12 million dinars, equivalent to more than 400,000 yuan
All right... As an African soil boss, I was on the verge of exhaustion on my way to get paperwork and various permits.
