According to the National Enterprise Credit Information Publicity System, on June 10, Huaxia Happiness (Shenzhen) Urban Renewal Management Co., Ltd. (hereinafter referred to as "Huaxia Happiness Urban Renewal") was renamed Pershett (Shenzhen) Urban Development Co., Ltd. (hereinafter referred to as "Persh Urban Development"), and the shareholder was changed from Huaxia Happiness (Shenzhen) Operation Management Co., Ltd. to Shenzhen Pershley Real Estate Development Co., Ltd.

There are also legal representatives and management personnel, the legal representative and general manager are changed from Zhao Rong to Lin Qi, a Pengrui fang, and Zhao Rong is changed to the chairman of the board. It should be pointed out that Zhao Rong was wu Xiangdong's old department at China Resources Land and followed Wu Xiangdong to join Huaxia Happiness.

Huaxia Happiness City Renewal 100% equity transfer

According to the national enterprise credit information publicity system, before the change, Huaxia Happiness (Shenzhen) Operation Management Co., Ltd. held 100% of the shares in Perennial City Development, and after the change, Perennial City Development was 100% owned by Shenzhen Pershley Real Estate Development Co., Ltd.

It is reported that the general business projects of Pengrui urban development include self-owned housing leasing (excluding financial leasing), property management, construction project planning and design, urban renewal industry information consulting, urban renewal management consulting, etc.

Before the name change, Huaxia Happiness Urban Renewal was established on August 23, 2019, half a year after Wu Xiangdong officially announced that he had joined Huaxia Happiness.

It is worth mentioning that Wu Xiangdong, who was born in the late 1960s, is a star professional manager in the real estate circle, he was a heavy old minister and soul helmsman of China Resources Land, who served for 25 years, successively serving as managing director, chairman of the board of directors, assistant general manager and other positions, single-handedly creating the "MixC", which is a famous brand in the field of commercial real estate and has become an object of learning in the real estate industry. However, the later "Dispute of Ten Thousand Treasures" made Wu Xiangdong stand on the cusp of the storm and once faded from the public eye.

In October 2018, the market rumors that Wu Xiangdong was invited by Ping An Ma Mingzhe to join Huaxia Happiness, and it was not until February 2019 that Huaxia Happiness officially announced his appointment as ceo (CEO) and president. After Wu Xiangdong joined, he brought his old department to China Resources Land, including Zhao Rong, former deputy general manager of China Resources Land South China Region and head of urban renewal business, who served as senior vice president and general manager of urban renewal business after joining Huaxia Happiness.

With the joining of Wu Xiangdong, Huaxia Happiness has set up a southern headquarters in Shenzhen, with Wu Xiangdong at the helm, and its main business includes urban complexes, health care undertakings, long-term rental business, management output, and scientific communities, including commercial and office buildings. Among them, in terms of urban renewal business, Huaxia Happiness first won the bid for the early service provider of the old renovation of Dongguan Zhongtang Town, and then won the bid for the pre-service provider of the renewal plan of the Yantian Tianxin Industrial Zone in Shenzhen.

At the 2019 annual results conference held in April 2020, Lin Chenghong, secretary of the board of directors of Huaxia Happiness, introduced that as of now, there are 8 urban renewal pre-service provider projects, with 1.71 million square meters of new soil reserves, mainly distributed in cities in the Guangdong-Hong Kong-Macao Greater Bay Area, including 6 projects in Shenzhen and 2 projects in Dongguan.

Wu Xiangdong left Huaxia Happiness and joined Pengrui?

Pengrui is associated with Huaxia Happiness, originating from Wu Xiangdong. In April 2021, according to media reports, Wu Xiangdong will join Pengrui Group, but this has not been confirmed by Wu Xiangdong himself.

A year ago, Wu Xiangdong said at the 2019 performance conference of Huaxia Happiness, "We want to do the best commercial real estate project in China, and eventually become one of the best commercial real estate developers or operators." Who admitted that a year later, Wu Xiangdong's departure rumors were rampant, stirring up a storm in the real estate circle.

For Wu Xiangdong's next stop, Pengrui Group, is a local developer in Shenzhen and the creator of "Shenzhen Bay No. 1". The actual controller and chairman of the board of directors of Pengrui Group is Xu Hang.

Public information shows that Xu Hang and Wu Xiangdong are both Tsinghua alumni.

On April 8 this year, at the donation ceremony of Shenzhen Pengrui Charity Foundation to Shanghai World Top Scientists Development Foundation, Xu Hang and his wife Gu Fang attended together, and on the far right of the group photo was Wu Xiangdong.

According to market sources, Wu Xiangdong and Xu Hang's initial contact was mainly to promote the project of Huaxia Happiness Southern Headquarters, but after in-depth conversations between the two sides, Wu Xiangdong chose to join.

According to the official website of Pengrui, the company is a comprehensive enterprise integrating multiple businesses such as health industry, commercial operation, real estate development, property management, PE investment, and public welfare development.

In terms of real estate, in terms of scale and popularity, Pengrui is not at the forefront of the industry. According to Pengrui's official website, the company mainly cultivates the Guangdong-Hong Kong-Macao Greater Bay Area and has laid out more than 20 projects in Guangzhou, Shenzhen, Zhuhai, Dongguan, Foshan and Qingyuan. It is worth noting that the coastal complex project "Shenzhen Bay No. 1" built by Pengrui after ten years has become a city card and landmark building in Shenzhen.

In terms of urban renewal, in January 2018, Pengrui Urban Renewal Investment (Shenzhen) Co., Ltd. was formally established, and the current expansion projects radiate many regions in Shenzhen, cities in the Guangdong-Hong Kong-Macao Greater Bay Area, and key first- and second-tier cities, with a number of urban renewal projects and an increasing land reserve.
