The project is located in the western suburbs of Shaoxing Keqiao, the north side of the plot is close to Qiantao Highway, the east side is adjacent to the water, the west side and the south side are planned roads, and there will be an intercity railway line Jishan Road Station at 500m on the south side of the plot, and the traffic of the future plot will be more convenient.
The base is close to the water system, the base is in good condition, the traffic is convenient, and the living atmosphere is relatively good.

Contradictions and strategies
DIFFICULT & STRATEGY
The future planning of the area to which the project belongs is promising, but the existing resources are insufficient; the land cost is high, and the adjacent plot R15 forms a direct competitive relationship, how to seek advantages and avoid disadvantages, and increase the competitiveness of the project is the core contradiction of the project.
After full communication between the design team and the owner, the response strategy is carried out from the following points:
01: Maximize the value, the number of bungalow products is arranged more, the overall selling price is raised, and the value of the goods is increased
02: The sense of planning pattern should be good, reflecting the overall quality of the community, and opening up the gap with the sense of value of neighboring communities (refusing barracks-style arrangement).
03: Under the premise of the largest shipment planning, as much as possible to release more public space venues to improve the quality of living life
04: The façade design should reflect the sense of quality but strictly control the cost, and the optimal solution is obtained in the contradiction between the two compartments.
Judging from the final design completion effect, we basically achieved the optimal solution under the existing resources. Fish and bear paws are combined with a certain design balance.

Planning and layout
The general planning plan is the most reflective part of the design quality in this project, and the design team basically determines the planning control of the large skyline of the south, low and north high after the input of the existing task conditions and the continuous in-depth study of the site, as well as the division of three large groups according to the 150-meter radius in the slightly narrow plot. Then a longitudinal main axis running through the three groups runs through it, and this central axis in the sense of space is also a venue for public open space in the community, and a stage for residents' life, entertainment, exchange and sharing. Other than that. Along the river side of the landscape resources better location planning a number of single-family high-value flat-floor products, in the southernmost side of the river is the layout of community supporting buildings, the building in the early stage is used as a demonstration area sales function, a collection of traditional imprints and modern aesthetics perfect combination of the demonstration area (click here to read the design of the demonstration area) The building volume has been completed and put into use in 19 years. Conceptual phase planning sketch
In the process of deepening the general map, products and planning are adjusting to each other in an orderly manner, but the logic of the general map set very early has not changed. In the concept sketch, the unclogged central landscape of the main axis inserts two buildings, and in order not to destroy the original idea, the design strongly recommends that the bottom be overhead, and the position of the two floors be appropriate in terms of spacing and spatial relationship. The advantage of such planning adjustment is that there are convergence and release on the main space axis, and the courtyard after each division has its own spatial characteristics, with better enclosure and better sense of stability.

Shaping of public spaces
In today's real estate design field, the extreme squeezing of land resources is the most mainstream way to increase the value of goods, very direct and violent, the birth of countless because of the ultimate low-density pursuit, resulting in the community has no public space for comfortable living, people's lives can only be forced to retreat in the house, can not explore more outdoors across the wall, over time, residents will also have a more indifferent neighborhood relationship. As a part of the design in the field of urban construction, architects have the responsibility to guide developers to create more humane and warm living homes according to their own experience and ability. In this case, in addition to meeting the needs of the owners, more energy is paid to the public space in the community, that is to say, more people are considering problems at the user level and practicing the ideal mission of designing to make life better.
In the planning and design of this case, many life scenes have been pre-buried, mainly around the two main entrance areas and the central axis landscape garden and the overhead space at the bottom of the residence, each space is staggered by the standard sunshine spacing and other staggered space just formed a diversified venue, through the space setting and creation can provide different groups of people with a variety of activity needs, such as children play learning space, the elderly leisure chess and card exchange space, lawn sharing market, healthy running track, riverside landscape walk and other scenes.

Elevation logic
PLANNING & ARCHITECTURE
The planning of this case is tailored to local conditions, making full use of resources and creating resources, and thus producing more different types of individual buildings. The project team abandons the traditional design idea of only starting from a single architectural shape, but chooses a more macroscopic upper-level planning angle, starting from the logical consistency of the overall consideration of the modeling of the region, summarizing and summarizing according to the three different angles of resource area, single body size and building height, and the design will be roughly divided into three areas, namely the north side high-rise area, the central axis bungalow area and the riverside area.
Three large areas: 1, along the central axis of the bungalow area; 2, along the river single-family area; 3, the north side of the high-rise area;
Bungalow area along the central axis: symmetrical distribution along the central axis of the landscape, the building part near the main axis landscape is the virtual volume, and the building part deviating from the main axis landscape (on the side of the road) is the real volume; the combination of virtual and real, the contrast is strong, and the allocation of resources is echoed;
Area along the river: the façade of the water side of the building, emphasizing the horizontal, and the turning point is the corner balcony to ensure the maximum utilization of resources;
North side high-rise area: the building arrangement is completely symmetrical along the central axis;
Built effect
Specific to the single building volume, the residential monolithic building and the community supporting facilities (the pre-aesthetic exhibition center, see the previous tweet) adopt a similar design language logic - the fusion of the ancient and the new. The basic shape of the building is to follow the classical three-stage proportional division, the detail treatment is to de-stylize the modern and simple shape, the dark pick plate of the south roof design is in line with the roof eaves of the traditional Jiangnan house, and the large area of the window opening on the south side is also more in line with the window opening needs of the indoor function. The whole façade adopts two main colors - medium gray and off-white to distinguish the shape and composition, and the scattered sense of different size windows is combined through the range of different modeling frames, so as to achieve an orderly and unified façade aesthetic.
When creating a beautiful façade shape, how to save costs is also the main consideration of the design, and the addition of certain design details will enhance the value of the building's close-up dimension.
The two layers of the near-human scale base adopt dry-hung stone + aluminum plate system, and the above part is a real stone paint + EPS decorative line.

Under the premise of strictly controlling costs, the building strictly controls the details of the building. Interfaces larger than 30mm in size, increased line foot detail.
