In January 2024, the Lozaits-Seguin Work Assistance and Services (ESAT) workshop designed by DREAM in Villejuif (Greater Paris, France) was officially inaugurated. Based on community and solidarity, the 3,570-square-metre facility provides a comfortable, bright and flexible environment for more than 150 people with disabilities.

City background
The project is part of the New Urban Renewal Program (NPNRU), led by the Orly Seine Bièvre Regional Land Public Agency (EPT) and the Municipality of Villejuif. The site is located in the city's priority urban policy area, and the completion of the project is very conducive to the urban regeneration of the northern part of the Lozaits area.

The Lozaits-Seguin ESAT workshop is located in the park of local species, and the architects have preserved the century-old trees on the site to integrate the building naturally into the landscape. The workshop offers a range of creative and styling studios, a cafeteria, a logistics area, and offices. In the project, DREAM used timber to prevent concrete structures from dominating the local streetscape, an approach that was well received by the local community.

Buildings designed around well-being and well-being
In order to respond to the needs of the public in a more sensitive way, the architectural design focuses on the ergonomics of the space to promote people's mental health. This philosophy has resulted in a floor plan with no corridors, an emphasis on natural light and transparency, and the maximum choice of exposed wood. The workshop space is multi-purpose, open and flexible, with varying ceiling heights that can be flexibly adapted to different user needs. The entire space is bathed in natural light, and to further respond to the challenges of health and comfort, the design has paid special attention to acoustics, whose impact on the body and mind is often underestimated.

Wood fibre coatings are used in the interiors to create visual and aesthetic comfort, as well as thermal and acoustic comfort. Sloping roofs and high windows bring light from the north into each workshop. In addition to the warmth of the ubiquitous wood, this unique architectural form provides ESAT with a comfortable and bright office space while avoiding the problem of overheating the interior during the summer months.

On the other hand, the logistics space is a comprehensive covered area, with clear circulation lines that make transportation and social interaction in the venue more convenient. Users have reported that the impact of bare wood on physical and mental health is significant, and that this natural material helps to improve people's well-being and focus.
