In the house of Mr. Zhang, a resident on the second floor, the reporter also saw cracks on the wall against the window.

"In addition to the cracks around the balcony, the roof sewer pipes, the waterproof layer of the façade of the building is aging and damaged, rainwater seeps in, and the bedroom wall skin has fallen off." Mr. Zhang said.

Property: The current maintenance plan is difficult to pass

It is understood that the 6413 Jiayuan Community of Jiaojiawan Street, Chengguan District, Lanzhou City, was built in 2007 and is a self-built community with 570 households. Manager Zhao of the community property company said that before the residents of Building 6 reported the problem in November last year, the property found relevant problems and reported them to the head office, the street and the community at that time. At the beginning of this year, the property invited the relevant testing company to preliminarily determine that there was a collapse under the community according to the on-site situation, and the maintenance plan given was to investigate and repair the underground pipe network of the entire community. However, due to the fact that the roof waterproofing project of the community, the leakage prevention of the external wall, the water supply and drainage pipes, equipment, etc. have long passed the warranty period, the current problems in the 6413 Jiayuan community need to apply for special residential maintenance funds for maintenance. To apply for special residential maintenance funds, the main body of the community use management (community property service enterprises, owners' committees, and owners' representatives) is required as the applicant, and an application should be submitted to the district-level housing and construction department where the property management area is located.
