This year is the year of the explosion of Chongqing rail transit TOD project.
On May 16, the 2024 Chongqing Rail Transit TOD Investment Promotion Conference was held at the Jintong Conference Service Center of Chongqing Transportation Development and Investment Building. The promotion conference gathered more than 80 real estate companies and financial institutions, and a total of 11 TOD projects were unveiled.
According to reports, the land area of the promotion plot is 887.04 acres, with a total construction area of 1.2336 million square meters, covering many areas in the central urban area, which are located in Wulidian, Jiuquhe, Jinshan Temple, Guanyue Road, Paradise Fort, Dashan Village, Shima Interchange, Laijiaqiao, University Town, Caojiawan, Chongqing East Railway Station and other core plate locations, with perfect surrounding supporting functions.
Among them, Laijiaqiao and University Town projects were promoted online.
The Laijiaqiao TOD Demonstration Station will build a "scientific and technological innovation" site, through the TOD planning of "one core, one belt and one ring", relying on green ecology and waterfront water resources, improving riverside commercial and medical facilities, and creating a smart and livable living circle serving industrial talents.

According to the designer, the project is located at the foot of Geyue Mountain, rich in ecological resources, surrounded by historical and cultural resources such as Zhang Zhizhong's former residence, but it is divided by infrastructure, and the land adjacent to the site is occupied by long-distance bus parking lots.
In view of the above situation, the design reorganizes the hub traffic through the mobile long-distance bus parking lot, and considers adding a cover plate in the subway parking lot to increase the developable area. The creation of a multi-dimensional slow traffic system centered on Laijiaqiao Station can not only expand the efficiency of TOD, but also increase the value of land. Extend the green network, set up public spaces, and introduce green into the community.
At the same time, the traffic design will be optimized to optimize the road network in the area, smooth external connection, increase 2km of branch roads, improve the service road network in the area, optimize the public transportation system in the area, increase short-distance shuttle buses, reorganize hub traffic, improve the regional slow traffic system without increasing the passenger flow connection distance, increase the three-dimensionality, and maintain a smooth connection.
The plot is located in the Xiyong area of the high-tech zone, which is the population agglomeration center of the Science City with rich high-tech industrial clusters, mature supporting facilities and high occupancy rate. It is close to Laijiaqiao Station of Line 1, 1 station can be transferred to Line 7 (under construction), 2 stations can be transferred to Line 27 (under construction), and Line 19 is also planned in the area, surrounded by 4 tracks.
The total land area of the project is 105.75 acres, and the nature of the land is residential land. The building area is 141,000 square meters.

At the same time, the University Town TOD project has also entered 11 promotion projects.
According to reports, the plot is located in the university town area of the high-tech zone, with 14 colleges and universities in the area, and it is a training center for senior talents, a scientific research and innovation center, and an international science and technology exchange center in the western region.
The project is close to the University Town Hub Transfer Station of Line 1/17. 1 station can be transferred to rail line 15 (under construction) and rail line 27 (under construction), forming a "tic-tac-toe" track surrounding.
The land covers an area of 60 acres, and the nature of the land is residential compatible with rail buses. The site area is about 40,000 square meters.
According to reports, considering that the rail station has been built for many years and has a mature passenger flow, the design team uses the distribution square to plan the pedestrian flow line, effectively integrate rail transit and urban public transportation, and form an efficient modern urban transportation system.
At the same time, the hub design of "one tower and two stations" is adopted to realize the interconnection between rail transit and surrounding buses, taxi stations, non-motor vehicle parking spaces and underground parking lots under the condition of ensuring that residential crowds and passengers do not interfere with each other.
After the completion of the project, it will build a demonstration site for station-city integration integrating rail transit, commercial and residential, which will further drive regional popularity.
According to the plan, the project is located in the TOD Comprehensive Development Zone of University Town Station of Rail Transit Line 1 and Line 17, with a total construction area of about 89,600 square meters, and is planned to be adjusted to be a public transportation-compatible residential and commercial land.
According to reports, the project is equipped with bus stops, roads, police offices, community day care centers for the elderly, etc. The first and last bus stations cover an area of not less than 3,492 square meters, with no less than 20 standard bus spaces and supporting facilities of no less than 160 square meters. Two-way 2-lane roadway with a width of not less than 10 meters (including 2 meters of sidewalks).
Among them, the police room is not less than 50 square meters, the community day care center for the elderly is not less than 750 square meters, the community cultural activity room is not less than 600 square meters, and the vegetable shop is not less than 500 square meters, with a total of not less than 1,900 square meters.

This station is similar to Chenjiaqiao Station, which is not only a TOD station, but also a double-line transfer station, and a super TOD station in the planning of the second phase of the Jinfeng Software Park (Huxi Park) project under construction.
