The relaxation of purchase restrictions in the property market continues to accelerate. Following Chengdu, after 10 days, another megacity announced the complete cancellation of the housing purchase restriction policy.
On May 9, Hangzhou issued a notice on optimizing and adjusting the regulation and control policies of the real estate market. One of the most important points is that it is clear that the purchase of housing within the scope of Hangzhou will no longer be reviewed.
Previously, Chengdu, as one of the top cities in the country in terms of transaction volume, was accused of having a weather vane significance by canceling purchase restrictions. And Hangzhou is also moving towards this step, which is also regarded as symbolic. After all, as a megacity and one of the most popular "new first-tier cities", Hangzhou has always been regarded as the "first city" in the property market.
Now, both cities have lifted all purchase restrictions, indicating that the adjustment of the property market has indeed reached a critical point.
So far, there are only six cities in the country that are still implementing purchase restrictions. In addition to the four first-tier cities: Beijing, Shanghai, Guangzhou, and Shenzhen, only Tianjin and Xi'an remain.
In other words, except for these six cities, other cities have theoretically realized that people in the whole country can buy houses. It has to be said that this is a meaningful situation.
Once upon a time, the property market purchase restrictions for various stacked bed frame houses, from the supply side to the sales side, from the developer to the buyer, can be said to be "superb". Even, some cities are "proud" of the severity of the purchase restriction to highlight their own particularity.
And now, this may prove to be just an "illusion", because once the big environment changes, it will be found that everyone's situation is actually the same.
So, will the above six cities be the most special? Will they make it to the end?
In this regard, the four first-tier cities are of course the most promising to survive to the end. After all, only these four cities can really be called capable of "siphoning" in the country. As for Tianjin and Xi'an, they have their own characteristics.
Let's talk about Tianjin first. In fact, a few days ago, Tianjin also carried out a limited relaxation. For example, the qualifications for buying houses in nearby Beijing and Hebei are open. The reason why we did not choose to fully open up at one time is mainly because of the advantages of educational resources in Tianjin, as a municipality directly under the central government.

Therefore, under the circumstance that the imbalance of educational resources cannot be completely changed, Tianjin will indeed not lack "tenants". It is reasonable that the purchase limit is comparable to that of first-tier cities.
Xi'an, on the other hand. First of all, as the first city in Northwest China and a strong city in higher education in the country, Xi'an also has certain advantages in education. Typical examples, in Henan, which is next door to a depression of educational resources, there are many people who favor Xi'an.
Secondly, and the main reason, it is related to the real estate characteristics of Xi'an. At present, Xi'an's purchase restrictions are mainly within the second ring road, because Xi'an's main destocking pressure is outside the second ring road. If all purchase restrictions are relaxed, it means that the key areas of destocking may face more pressure. Therefore, it is understandable that the purchase restrictions will not be fully lifted for the time being.
However, from the perspective of the overall environment, it may only be a matter of time before Xi'an follows up with the full cancellation of purchase restrictions.
As for the first-tier cities, whether they will also come to the step of comprehensive relaxation, it is not convenient to draw conclusions now. But what is almost certain is that if the first-tier cities can't withstand it, it means that the quality of the general environment may be more unfriendly to everyone.
