  Article 7 If there are visitors visiting, they should try to keep quiet as much as possible, so as not to interfere with each other's study and life. If the expenses incurred in the maintenance of equipment and the purchase of facilities due to daily necessities shall be settled by the two parties through negotiation.

  Article 8 If Party B has any of the following circumstances, Party A may terminate the agreement and take back the right to use the house.

  1. Party B subleases, transfers or lends the house without the permission of Party A.

  2. Party B uses the rented house to carry out illegal activities, harms the public interest, produces noise, and affects the life of the office and the residents upstairs.

  3. Party B is in arrears of rent for more than one month.

  Article 9 During the period of tenancy, both parties shall adhere to the principle of "saving and cherishing" and shall not waste water, electricity, gas, etc. The safety of the facility should be maintained together.

  Article 10 If Party B needs to check out, it must inform Party A one month in advance. The deposit is non-refundable for leases of less than one year. If the residence is less than one month, the rent will be charged at the rate of ____ months. (Party B shall not make any changes to the structure of the house during the lease period)

  Article 11 When the lease expires, Party B has the priority to renew the lease under the same conditions.

  Article 9 Precautions for shared housing

  Both parties should take care of the facilities in the room together, and if there is any damage that cannot be repaired, the damaged person shall be liable for compensation;

  The two parties to the co-tenant shall select the contractor to sign the contract;

  If one of the two parties quits in the middle of the room, the other party shall bear the full rent;

  If one of the parties to the co-tenant is damaged by the other party, they should deal with it by themselves, and the lessor shall not be jointly and severally liable.

  Article 10 Confidentiality

  One party shall be obliged to keep confidential the trade secrets of the other party that it learns as a result of this Agreement and shall not disclose them to other relevant third parties, except as otherwise provided by the current laws and regulations of the People's Republic of China or with the written consent of the other party.

  Article 11 Additions and Changes

  This Agreement may be modified or supplemented in writing according to the opinions of all parties, and the supplementary agreement thus formed shall have the same legal effect as the Agreement.

  Article 12 Annexes to the Agreement

  1. The annexes to this Agreement include but are not limited to:

  (1) The amendment, supplement, and change agreement signed by the parties in connection with the performance of this Agreement;

  (2) Copies of business licenses and various legal documents of real estate certificates of each party;

  2. Any party who violates the relevant provisions of the annex to this Agreement shall bear legal liability in accordance with the liability clause for breach of contract of this Agreement.

  Article 13 Interpretation of the Agreement

  The headings of each provision of this Agreement are for convenience only and shall not affect the meaning of the clause to which the title belongs.

  Article 14 Conditions for Entry into Force

  This Agreement shall come into force on the date on which the legal representatives of each party or their authorized agents sign and affix their official seals to this Agreement. The parties shall affix their seals to the original agreement.
