These three property projects have different years, different scales, different property charging standards, and different services, but they all have a common characteristic, that is, under the leadership of the community party organization, the community has formed a good atmosphere for community neighborhood committees, owners' committees, owners and property enterprises to participate in the property management of the community, and effectively promote the fine governance of the city in our district. In accordance with the requirements of the "Notice on Carrying out the Creation of "Beijing Residential Property Management Demonstration Project" (Jing Jianfa [2023] No. 324), in 2023, the city will actively promote the creation of Beijing residential property management demonstration projects, and plan to create 100 residential property management demonstration projects led by party building, excellent service, standardized management, livable environment and distinctive characteristics.
Jingchunyuan Community, Longxiang Community, Longshan Street, is provided by China Wulian Property Group Co., Ltd. The community was built in 2007 with a construction area of 26,000 square meters and a total of 151 households.
Under the leadership of the community party committee, the community set up the third property committee in 2015, and through the convening of the owners' meeting to select and hire the property company of the China Federation of Things, the owners' committee gave full play to the community discussion and consultation mechanism, strengthened the supervision of the community property company, and jointly completed the management of community property affairs. After the property company settled in the community, it has been adhering to the tenet of "owner first, service first, entrusted by others, and conscientious", insisting on taking the road of professional and standardized development, and creating a safe, clean, beautiful and harmonious living environment for the majority of owners in the community. Since moving in, the property charging rate of the community has been stable at more than 98%, which has won the trust and recognition of the majority of owners in the community.
Longhu Garden Community, Longhu New Village Community, Longshan Street, is provided by Beijing Dadi Property Management Co., Ltd. The community was built in 1996, with a construction area of 29,000 square meters and 316 residents, and has been served by Beijing Dadi Property Management Co., Ltd. since its completion.
The property company adheres to the fine tradition and work style of "down-to-earth, based on the people, and serving the people", and insists on doing a good job in property management. Since the election of the first owners' committee in 2010, the successive owners' committees have performed their duties in accordance with the law, held regular owners' committee meetings, and actively understood the owners' demands and sought solutions. In May 2019, the Longhu New Village Neighborhood Committee, the Longhu Garden Industry Committee and Dadi Property jointly established a property management party branch to carry out party building activities and volunteer activities for party members on a regular basis, and further improved the property management level of the community through party building leading consultation and co-construction.
Xinxian Home Community, Xinxian Home Community, Quanhe Street, is provided by Beijing Enterprises Property Management Co., Ltd. The community was built in 2013, with a construction area of 207,000 square meters and 1,204 residents. After the establishment of the Party Committee of Xinxian Home Community in 2014, it gave full play to the leading role of party building, coordinated and communicated with the work of the industry committee and property service enterprises, and regularly carried out party building activities and volunteer activities for party members.
In 2022, the Xinxian Home Community held a general meeting of owners in accordance with the law and elected the second property committee, which actively understood the demands of the owners of the community and successively solved the contradictory problems such as the installation of fences in the garden in front of the community, the renovation of sewer pipes, and the installation of electric bicycle charging piles.
The property company gives full play to the advantages of state-owned enterprises, always adheres to the social responsibility and social responsibility of "making urban life better", and provides warm property management services for the environmental sanitation and community safety of Xinxian Jiayuan Community, which has been fully affirmed by the community neighborhood committee, the owners' committee and the majority of residents in the community.
