Following the 2021 Central Economic Work Conference first mentioned "exploring a new development model", the report of the 20th National Congress of the Communist Party of China in 2022 once again proposed to "adhere to the positioning that houses are for living, not for speculation, and accelerate the establishment of a housing system with multi-subject supply, multi-channel security, and simultaneous rental and purchase".

In the past two years, the scale of the housing rental industry has been expanding, and the operational efficiency of enterprises has also improved.

According to the data, at present, the market size of housing rental has reached 1.7 trillion yuan, and with the active promotion of many parties, in addition to traditional developers and operating agencies, local state-owned enterprises, private enterprises, and investors have also become the backbone of the industry.

While injecting new vitality into the industry, these "new forces" are also promoting the continuous expansion of the industry, and some research reports predict that in 2027, the market size of housing rental in China will reach 2.8 trillion.

Not only that, the revenue generation and profitability of leasing companies have steadily improved, judging from the recently disclosed financial data for 2023, many companies including Boyu, Guanyu, China Merchants Eden and other companies have achieved profitability, and their revenue has also increased significantly.

The relationship between real estate supply and demand, market size and enterprise pattern have undergone major changes, and housing rental is no longer a "supporting role" of real estate, and the market contains unprecedented opportunities and challenges.

Located in Xinzhuang Business District, Minhang District, Shanghai, Chengkai Xin Community is one of the first batch of affordable rental housing pilot projects in Shanghai, and is also the first batch of residential communities in Minhang District to obtain talent apartment certification, the project is jointly developed and constructed by Xinzhuang Town, Minhang District and SIIC Urban Development Group, with Lingyu International as the operation and management party, with a total construction area of about 186,000 square meters, including 6 residential buildings and 3 supporting facilities, and is a dynamic community with four labels of "sports, social, culture and cute pets".

In addition, along with the upgrading of the "it economy", Chengkai Xin Community has become the first pet-friendly rental community in Shanghai, and continues to tap the sinking market.

Open community, novel and interesting commercial center, rich and diverse sports venues, pet space...... Chengkai Xin Community creates a multi-dimensional life scene to meet people's diverse life needs.

Not only that, the project also has new ideas and insights in community governance. According to reports, the tenant groups of Chengkai Xin Community are mainly the "post-80s" and "new Shanghainese" groups of scientific research institutes and key enterprises.

In order to cope with the challenges brought about by the problem of multiple residences, the project has explored and established a "5+9+12+N" community governance model, that is, with the Chuxinyi Chengkaixin Community Party and Mass Service Station as the carrier, and absorbing tenant representatives, project owners, operating entities, government functional departments, Chuxin partners and other forces to establish the Chengkai Xin Community Governance Preparatory Group, further promote the institutionalization, standardization and proceduralization of community democratic consultation, and create a model of talent apartment governance with strong party building guidance, orderly autonomous management, and loving community services.

The establishment of the Chengkai Xin Community Governance Preparatory Group has transformed tenants from "spectators" to "participants" in community affairs, stimulated their enthusiasm and initiative, and greatly mobilized people's sense of happiness and belonging.

Therefore, in response to the suggestions and responses of colleagues in the industry, on the afternoon of April 25, we invited the senior management of SIUC and Lingyu International Enterprises and the project of Chengkai Xin Community to join the enterprise classroom of the Guandian Apprenticeship Program. Walking into the Chengkai Xin community, the responsibility of the practitioner and the power of the showcase, we shared and exchanged ideas with guests from the housing rental industry from all over the country, and discussed how enterprises can shape their brand advantages under the industry innovation, grasp the spring breeze of development, and seek new growth points.
